The median sold price in Pleasanton for detached homes is very close to where it was a year ago. But there is a noticeable drop from March to September of '11 until now. Just looking at year to year, we get the impression the median price is rising. Taken in the larger context though, it looks very different. Subsequent months will tell the rest of the story in terms of trending. Lower time on market is usually a good indicator that more buyers are in the market, or that sellers are more realistic in setting their list prices at rates attrative to buyers.  A 2-day average increase isn't anything worriesome.  If you inspected these same charts for Livermore, you'd notice an downward trend in supply, but upward in demand.  The supply and demand for Pleasanton have moved by the same perce...

An up arrow related to median price is usually a good sign, especially in this case. As you can see, there can often be a single month that statnds out as different. Looking at the entire year, allows us to see that overall that median price for Livermore attached homes is on an upward trend. The down arrow here for days on market certainly is seen as a positive trend for sellers. Less thatn 30 days to sell a house. Folks in the mid-west part of the country would love to see a stat like this (well, some probably d0). But that is a condition of limited inventory. Those properties on the market typical get multiple offers very quickly, especially as the townhome and condo price points appeal to First Time Homebuyers and investors alike.  Supply is down a little, but demand has skyrockete...

  Well, you may not have bright blue skies today, but you’re bound to catch one before these beautiful bulbs lose their vibrant color.  This modest hill is adjacent to Granada High School, and has been planted year after year will spring bulbs. They’re in full bloom now, and you can usually catch a glimpse of a photographer and his clients seizing the moment for that optimum family, engagement or just plain fun photo.   Once the site of a cemetery, and called Boot Hill by locals, the graves were relocated and planted with hundreds of bulbs.  So pop by (corner of Stanley and Wall St) and get your own Spring Photo.

The Livermore market is hot.....well it does depend upon your point of view.  The median price is certainly down a little than the same time last year. However, there are fewer homes available to purchase right now, and that can be part of the problem.   olzjdg lsjrhk;ilbfnbi Average time on the market dropped from this same time last year. That's a common occurence when inventory is down.  Buyers are competing for the same properties in many instances, and they learn very quickly that they must respond timely or miss a property all together. This graph speaks volumes.  A nearly 60% drop in inventory levels (far below 4-5 months supply which is considered normal) has created some challenges for active buyers. They're ready, willing and able but they may not have a lot of choices of home...

The chart below is for the state of California, February 2012 and comes from the California Association of Realtors web site.  Units are up, median price is down slightly.  Inventory is less than a year ago, almost to 'normal' levels. Days on market is down, usually a good sign. So how does that compare to my local market?  Read on.....   Here below are the stats for Livermore.  You can see that our Feb to Jan number are up, but our year over year numbers fare outpace those of the state.  While our median price is considerably higher than the state's average, it has dipped down from last month and last year.  That is primarily from downward pressure on higher priced homes, as in the lower price ranges, multiple offers are creating an uptick.   Our biggest challenge is the very low inven...

The above chart shows some very key data for the Livermore market. Average days on market has dropped from 52 days to 42 days when comparing Febuary of last year to 2012.  The median sale price is down slightly, but you will notice that the average sales price is up.  Notice the corelation on the top left hand chart to the days on market vs. sold price. As the number of days drop, the price increases. The upper right hand chart illustrates that the number of active listings have decreased, yet the pending sales is on an uptick. Buyers are learning that in the San Francisco Bay Area and the Tri Valley region, inventory supply has shrunken. As the spring market approaches, there is a higher demand for inventory, yet the supply is limited. Attached homes sales don't follow the same patten as detached homes. Active list prices are up over last year at this time, but demand is down. You can see that average sold prices were less in Jan'12 vs. Jan '11, and that is apt to continue with out an increase in demand. Days on market for this segment has dropped too. Varying contributors, but among those - more clarity on which complexes are FHA approved or not; faster short sale processing in some instances, and more cash buyers in this price range. Investors especially are swooping these up, as they cash flow immediately. Wow, is this dramatic.  70% less inventory in this price range. In essence, this means that at the current rate of sale, if no new inventory came on the market, we would have nothing to sell in one month's time....
