Beazer Homes USA Inc. announced last week that first-quarter new-home orders rose 37 percent, and its cancellation rate fell to 27 percent from 46 percent the previous year. D.R. In an interview with the San Diego Union-Tribune, Michael Lea, director of the Corky McMillin Center for Real Estate at San Diego State University, says he is encouraging students to study real estate because we are at the bottom of a cycle. By the time these students have graduated, he believes the industry will have recovered. “I don’t think we’ll ever again see the 2005-2007 heyday in real estate. That was an anomaly, and actually, I hope we don’t go back to that. But within real estate, there are a lot of opportunities, such as property management and lending,” he says. This question was posted on another RE blog and so far has received over 600 comments, debates and discussions from the RE, Mortgage and Homeowner perspective. I've been tracking much of the dialog exchange and it's really been a pretty revealing and entertaining blogging experience. I don't know what the record is for comments from a single post but I'm amazed at the life and mix of opinions, attitudes, philosophies and controversy it has stirred up with so many individuals from all walks of life. What Will the Market's New Normal Be? In a new study, "Housing in America: The Next Decade," Urban Land Institute senior resident fellow John McIlwain says the housing market will not return to what it was prior to the downturn but rather that a "new normal" will take its place. He expects another 10 percent decrease in residential prices this year, a jump in the number of borrowers abandoning "underwater" mortgages, and a change in consumer perceptions of homeownership. "The emotional impact on the children and parents and disillusion about the 'joys' of homeownership will be intense; new attitudes to homeownership and the American dream will emerge," McIlwain writes. I don't know about you folks but when I read this I became livid. Why should innocent investors have to suffer the consequences of careless reckless and even down right crooked lenders. They invested their money in good faith. Why should they have to give up one red cent of their principle investment. This whole "Loan Modification" debacle will break the banks literally and figuratively. If investors have to take a hit you can bet that they won't be putting anymore of their money into the banks anytime soon. I've been opposed to government intervention from the get go but this is one time I would support the government stepping up and taking the hit instead of the private investor. Reading AR member's posts everyday gives me the fodder, inspiration and incentive for so many of my posts. I'm very happy I joined the AR community and have really created some great long distance friends and relationships. I read a bunch of posts this morning as I do every morning because it gives me insight into our industry and the psychology and philosophy that drives it. Many of today's posts were about ethics, fiduciary responsibilities, the value of joining NAR and becoming a "Realtor" vs an "Agent", etc and they are all good messages. But isn't this all just plain ole good common sense? I'm a Realtor and have been since shortly after I received my RE license.
