For the month of February 2007 only 2 homes sold in Larkspur.The average original list price was $1,324,500.The average final selling price was $1,262,000.It took an average of 11 days for these homes to sell.Of the 2 homes that sold, 1 sold AT their original asking price and the other sold for less.As of March 4, 2007 27% of available listings in Larkspur are in escrow.

Below is the pricing curves for all single family homes sold in West Larkspur (west of Magnolia) between 2005 and 2006.   These curves reflect the price per square foot of home SOLD - and have been segregated based on condition.How to use this information:   consider the size of your subject home.   Find that home size along the x axis (the bottom of the chart).   Now, follow that point up the chart until you reach the curve which best describes the condition of your subject home.   If it is a 'fixer', use the black curve.   If it is 'average' condition, use the pink curve.   And, if it is new or completely remodeled, use the yellow curve.In all, west Larkspur homes enjoyed an 8.8% increase in average sales price from Dec 2005- Dec 2006.   This appreciation is not reflected in the chart...

During the month of January 2007, 5 homes sold in Larkspur after an average of 88 days on the market.  The average original list price was $1,901,800 with an average final selling price of $$1,553,000.  Of the 5 homes that sold, all sold for less than their original list price.  As of February 5, 2007, 33% of the available listings in Larkspur are in escrow, indicating a neutral balanced market.

If developer Charles Wright's wife knew her plants, this picturesque Central Marin town would be called Lupine. Mrs. Wright, whose husband helped to incorporate the town at the turn of the century, admired the fields of what she thought were larkspur plants blooming near her new homestead, and named the village Larkspur. Most of the town lies inland, but the part that fronts the water is home to the county's largest ferry terminal, as well as a metal sculpture of Sir Francis Drake. Larkspur shares schools and a police department with Corte Madera and together they make up the Twin Cities. Larkspur is a small town in Marin County and it could be my favorite town in the County--for many reasons.  First, the location is so convenient.  You have easy freeway access to the Golden Gate Bridge, which takes you to San Francisco, as well as the Richmond/San Rafael Bridge, which takes you to the East Bay.  There is also the Larkspur Landing Ferry, if you don't want to drive into the City--and many people don't want to, especially if they can't find a place to park. Larkspur also enjoys great weather, benefitting from the cooling of the summer fog without actually being right in it--like it's neighbor to the South, Mill Valley, can be.  North of Larkpur, San Rafael and especially Novato can get quite hot.  As can towns to the West, like Ross, San Anselmo and Fairfax.In addition to ...
