I love my job! I had lunch today with one of my reverse mortgage customers at the HomeTown Buffet.  One of my younger clients at only 64 years old, it was great to see her.  She looked terrific!  She was glowing, telling me about her new life.  She lunches often with her sister and other friends and is planning a trip to Tahoe and one to New England this fall.  She enjoys having time to putz around her home and gardening. October was a relatively slow month for Real Estate in Signal Hill. Accroding to the SoCal MLS database, there were 64 sales in all of Lakewood in October 61 Single Family sales 3 Condo/Attached sales No homes sold above $650,000. No condos sold above $250,000. Average days on market was 64 Lakewood is left with 170 active listings as of 10/31/2009. So, what does all of this mean?  There are only about 2.5 months supply of properties available, and over almost 90% of the available homes are below $500,000 where there are still many, many buyers.  Unfortunately, a high number of those homes still on the market are short sales. Hi all, I have nothing against a good sales pitch, I do have an issue with strong armed selling and using ones status as a bank owned prequal gatekeeper to intimidate selling agents and using alarmist tactics on their clients. I've got an offer ready to present on a property in Lakewood, CA and as is typical and understandable of REO's as I mention in my tutorial on Los Angeles bank owned real estate,  the bank requires prequal with their lender.  I'm irritated because: 1) The L/O insisted on speaking with the client even though I provided all paperwork.  Ficos, proof of employment, proof of funds, social #, etc.   2) The L/O leaves an unsolicited message for my client that it looks like she paid too much with her last refinance after reading my proof of funds (estimated closing costs f...

I just closed on transaction.  In MLS listing agent code 3% to selling agent. After I brought my client to see and meet listing agent, my client liked the house. In the counter offer, listing agent wrote: commission to selling agent only 2.5% Can I get 3% or 2.5% my selling agent?

The latest month's statistics for Lakewood median home prices (as reported to the Multiple Listing Service) saw another decline.  Meanwhile, days on market -- the time it takes a home to sell -- was slightly down from the previous month.  For the same time period, the number of units showed a slight decline, as shown below.
