Lake Arrowhead has always had ties with the Hollywood bunch. This morning, my broker held a round-table discussions about what (as a company and as individual agents) we can do to better represent out sellers.  It was a group of that included some very successful Realtors and the discussion was lively.According to my broker, the most common complaint he received from sellers about the agents representing them was that they didn't hear from them often enough.  They didn't know what was going on, if the house was being shown, what feedback they were getting, was advertising was being done, etc.  This was, by far, the number one problem reported to him.We talked about getting sellers involved in what the market is doing as a whole.  The idea is to show them what the sales activity is for homes in their particular price range.  Because, after all, it...

 According to local MLS statistics the median price of homes in Lake Arrowhead is up 19.7% for February 2008 from February 2007.This included 18 home sales strictly in Lake Arrowhead. The median price of a single family residence in Lake Arrowhead for February was $470,000. Based on the above facts Lake Arrowhead showed the highest % gains in all of San Bernardino County!95% of all other cites in San Bernardino County reported losses up to a whopping 67.6%! According to the Rim O' The World Association of Realtors, there are approximately 400 Realtors working the Crestline to Green Valley Lake Market we service.  Of those Realtors, only half of them have any listings at all.  Of those that have listings half of those have only 1 or 2.62% of our business as a company last year came from assisting sellers sell their homes.  Our company average of listings per agent is 4.6 where the MLS Average is 2.3.  Not all agents work sellers, but successful agents do and know that the listing side of the business is critical to a successful real estate career.The old saying says... It is such a beautiful day today, I HAD to get out of the office for a while. So, I drove down to "The Village" in Lake Arrowhead and walked around. I had to do a "little" shopping anyway. What do they call that; Multi-tasking? Yes, that's what I was doing. The Village has two levels and I was on the lower level. The parking lot was packed...I TOOK this as a good sign that all isn't so bad in California--not at Lake Arrowhead's Village, today. PEOPLE are out spending and enjoying life. At least on this "perfect" day. Life is good.... even the duck thinks so.

Though it may be more difficult to sell now than, say, two years ago, there are definitely certain things you can do to increase your odds of a sale.1)  Work on the "WOW factor."  First impressions and truly crucial.  There should be nothing that would keep a potential buyer from saying anything but, "Ooooh.  Wow.  This looks nice!" as they approach your home and pull into the driveway.  Eliminate all clutter, trash, pineneedles, oil stains, etc, from the approach to your front door.  You want them to be holding their breath as they open the door, hoping the inside is as great as the outside.2)  I don't know that I have ever heard a client say, "It's too light in here." When my family and I first moved to Lake Arrowhead, we'd go out on Sundays and explore our town and the surrounding areas. One of the first places we ventured to was the Strawberry Peak Fire Lookout Tower, in Twin Peaks (near Lake Arrowhead).    This Fire Lookout was constructed in the early '30's and was manned by volunteers to spot fires during the high fire season.  TODAY, volunteers still use the fire lookouts to spot fires AND, also, to educate the public about the history of the lookouts and our forest.  Visitors are allowed to climb up to the tower and experience the awesome mountain views. The views, in fact, go on forever!
