  It's been extremely HOT here in the Palm Springs Valley over the summer, and the humidity is still hanging around.  Did that stop our Buyers??  No!  The summer season was much more "normal" for those of us that have been realtors in the Valley for many years.  The past 3-4 summer seasons were very busy..it's now calmed back down to what I as a desert local of 30+ years, would call a normal summer season.  August and September have always been slower than our winter season, which makes sense since the temperatures are most likely triple digits!  The desert cities from the Western city of Palm Springs to the more Easterly cities of La Quinta, Indio, Thermal & Coachella did see a nice sales record through the summer.  Here are the stats of CLOSED properties (both Single Family & Condos) ...

Should I List My Home for Sale Before the Season Starts? Fall has officially arrived and winter is on the horizon. Cold, gloomy days with snow shoveling will soon be among us. Well maybe for many of you but not actually for us in Palm Springs, California. Soon we'll be faced with snowbirds and part time residents flocking back for our beautiful winter weather. There's no doubt about it, our busiest time of the year is the winter! Winter here is like none other with warm sunny skies and daytime temperatures near 80 degrees, there's no place better to be. High season for the Palm Springs area is January, February, March and April. I've lived here in the desert valley for over 30 years.  Last year was the first "flash flood" I've ever experienced.  We had road closures, mud slides and other inconveniences.  But what happened last Monday??  That was a MONSOON..at least for us!  3 inches of rain fell in less than an hour.  The skies opened and it sounded like a freight train was storming through our valley.  Angry and wild! La Quinta, at the more Easterly side of the Valley and mostly in a Cove, created by a ring of mountains, was hit particularly hard..and that's my home town.  This slideshow from our local paper, The Desert Sun, shows how much water we got. My own home was flooded with 2 inches of water, running in the back door and out the front door into the pool.  I actually got lucky as the Sand was captured ...

Whenever I show prospective buyers properties in the Palm Springs Valley of California, the weather is a huge topic.  Palm Springs is one of our Valley cities and yes...it is a desert out here!  The hottest months and often also the most humid are August and September.  Those of us in the know generally schedule our summer breaks during these months.  Day temperatures average somewhere around 100 and can climb to 120 easily.  Sound awful??  Well, I have never heard of ANYWHERE that doesn't have some kind of weather "issue." It's pretty easy to adjust to the heat.  First off..many Buyers will only be here during our stellar and unmatched glorious winter season, so no need to worry about too much sun.  Winter offers daylight temps of 75-85 degrees and evenings cool to a very doable 40-50...

Summer in La Quinta   The most frequently asked question we get, as full-time desert dwellers, is "What is it like to live in La Quinta in the summer?" Frankly... I love it.  The pace is slower in La Quinta in the summer.  Fewer golfers go by,  less traffic, no reservations needed at restaurants, no waiting in line for anything.  Tourists and snow-birds are gone and the locals rule.   We have a day-date to the movies and catch a happy hour on the way home.  We take little day trips to nearby cities like Borrego Springs, Temecula, or spend the day exploring old Palm Springs.  It's a great time to visit local museums like Sunnylands or the Palm Springs Air Museum.   We do our travelling in the summer-- visit friends and family who live in cooler areas!  But I'm always happy to return to L...

The Wine Bar is Moving in Old Town La Quinta   The Wine Bar in Old Town La Quinta is moving across the street after many years in the same location!  Saturday July 26th is the last day it will be open until it re-opens Labor Day weekend as The Wine Bar Bistro in it's new location on Avenida La Fonda- former site of The Desert Sage. The Wine Bar Bistro will serve a full bar with cocktails, and an expanded dinner menu.  They will still focus on great wine, wine tastings, wine club and a moderately priced menu. What's the first thing you, as a potential Short Sale property seller, need to do?  The first thing most of my clients respond is "Call my Lender."  Hmmm..not so fast.  If you're not delinquent, they may just continue to do their job and try to get you to pay them more money!  The Lenders' first response to being informed of your Short Sale options is to say they'll send you their Short Sale package.  You can get those easily online. I think your time would be much better spent looking for an experienced Short Sale Agent in your area, who has worked with a slew of Lenders and isn't intimidated by the process.  They should be able to advise your on your particular Lender(s), procedures, the time line with regards to your delinquent status, FMV for a Short Sale in your development and ju...

Here in La Quinta, Ca. we have over 100 days per year when the heat is over 100 degrees. Showing homes is exhausting and heat sickness for agents and client can be a real concern. Here are a few tips to help make the clients and yourself as comfortable as possible. 1. Start early in the day before the real heat hits 2. Where a hat or visor 3. Take cold water and ice bags in the car 4. Us a sun screen in the car when the car is stopped 5. Show the home without AC running first 6. If your car has a remote start, keep the car running while you show houses 7. Wear sunglasses 8. Take frequent breaks in air conditioning to cool off before proceeding
