Home Sales in La Miradaare really changing.  We are seeing the numbers of homes that sold per week increase by 45% over last year.  As far a inventory or available homes for sale, we are seeing a huge drop in numbers, minus 38%, which is really limiting the choice by buyers.  For the "deals" or REO homes for sale, new listing of bank owned homes is at 38% of one year ago. I need some help again.  I tried to set up the background system for my AR blog -- but nothing happens.  Once in a while the picture that I chose, flashes across the screen,  but then it is gone.  And no back ground shows up anywhere.  Can I view it some way? Do I need to redo the whole thing?  Is there a size limit on the background picture ( ?? need to re-size before installing??).  I hate to ask such dumb questions , but I bet I am not the only one who is having trouble - they just may be more shy than me, or have given up.  Help from AR members is always forth coming and I am sure someone will help me this time too.  AND THANKS AHEAD OF TIME  -  Bob

Large loans, say $550,000, understandably consume considerable attention and backup details.  But it appears the smaller ones, say $120,000, also are burdened with minute details.  We are working a small one now and the requirements from the banks are just overwhelming.  "Certificate of divorce", now that is a new one to me.  Yes, that is what we had to get today in order to satisfy the lender.  I guess in this state of "extreme losses and panic", the lenders are dotting every "i" and crossing every "t".  Maybe if they had been a little more thorough earlier --- this mess would not have overtaken us.

In this market it is not easy to sell a home.  But sellers must understand that first things are first, and that means that people coming to see the home (traffic) is the number one requirement.  If your traffic is slow to non-existent, then I propose that there are no offers on the table.  Offers come only after considerable traffic, so we need to focus on creation of traffic in order to sell.  Of course really low prices drawlots of interest, but most sellers are very reluctant to lower their prices.  Another good draw is unique financing options, like owner carry financing. Seller paid HOA dues for a short period, often works too.  We have to use some creative lures to get the (limited) buyers to come to see our offerings.

La Mirada Bank Repos ~ La Mirada Foreclosure Sales Mid-October through Mid-November 2008. The City of La Mirada, CA is like many others in SoCal is not immune to the housing declines experienced in the the Southland.   La Mirada's current inventory of existing listings is similar to many other surrounding communities when it comes to distressed sales.
