Hi La Mesa Neighbors!   Friendly reminder: The Grossmont- Mt. Helix Improvement Association (GMIA) will host a Safety and Crime Prevention Community Forum on Monday, October 21 at 7:00 p.m. at Murdock Elementary School located at 4354 Conrad Drive La Mesa.     The Forum will also mark the launch of a community-wide Neighborhood Watch program.  With the holidays coming, it's always wise to get the latest tips on home safety and crime prevention. We love our neighborhood, and want to keep it safe!   A few safety ideas: Burglars tend to focus on master bedrooms and home offices. Jewelry, laptops, small items that fit into a pillow case are what they’re after. And, yes, they will steal one of your pillow cases to put the loot in.  Rarely do they enter the front door - - it’s usually a windo...

Is it just me, or is the new update just a tad funky?  I downloaded the new iOS 7 update yesterday and so far, I'm not a fan.  Call me old fashioned or resistant to change, ---whatever---I'm just not a fan of the new platform. First of all, I strongly dislike the color scheme.  The flourescent, "vibrant" colors are not my favorite.  This is a personal opinion, yet I have heard it echoed throughout my office. Secondly, my son updated his phone on the same day--within the same hour and somehow, I am getting emails from my son that are associated with my gmail account.  So, for instance, if I send an email to a client from the MLS software, the email is also delivered into my email box except that now it tells me the email is from "Blake"-my son- instead of "ME".  How do I fix this??? It t...

Since the US did not launch a military strike in Syria over the weekend, investors have partially reversed flight to safety trading. This action has helped stocks, but hurt bonds. The end result to mortgage rates this morning was a significant worsening of roughly 0.500 - 0.625 worsening in points/credits. We have slightly improved since this morning's extreme movements. See below charts for details. This daily mortgage interest rate report is designed to provide Borrowers & Real Estate Profesionals with factual data regarding where rates are at any given time and what trends are propelling current mortgage pricing on any given day. Retail sales and jobless claims came in stronger than expected, but with little reaction from Wall Street. La Mesa Short Sales     Thus far in 2013, here are the La Mesa short sale numbers; 41 detached homes have closed escrow, and 19 other types of homes, including condos and mobile homes.  This is down considerably since 2012 when for the same period; there were La Mesa short sale closings for 69 detached homes and 31 for other types of homes.   Although these numbers have decreased in the past twelve months, it is likely that short sales will continue to play a significant role in our real estate market.  According to Zillow CEO, Spencer Rascoff, 44% of U.S. homeowners with a mortgage still owe more than their home is worth.  For the thousands of folks that remain underwater, a short sale might be a good solution. If a short sale is an option that you’re considering, you’ve probably heard...

LA MESA Mt Helix Monthly Market Report for May 2013   In our beautiful Mt Helix community, we’ve seen a few more homes come on the market over the past month; some of this is due to overall rising prices, and the new fact that some homeowners who were underwater with their mortgages, now have enough equity to be able to sell. It’s a very fortunate situation for all, as many of these sellers are downsizing, and by putting their homes on the market are enabling a few more buyers to enjoy a piece of the American Dream of homeownership.   Ending in May, we have 23 active listings, and the averages are as follows: 4 bedrooms, 4 bathrooms, 3564 sq ft, list price $968K, and 55 days on market   Our 3 contingents (short sale listings) have the following averages: 4 bedrooms, 3 bathrooms, 2931 ...

La Mesa Short Sale Specialist     For many, selling their home in a short sale has been a solution that immediately put an end to the harassing phone calls and sleepless nights.  As your La Mesa short sale specialist, here are 3 things you might not know:   Relocation Allowance:  Though a relocation allowance cannot be guaranteed, it is not uncommon for the seller to be paid $2,000 – 3,000 by the lender at the close of escrow to help with the costs of moving.  It all depends on who the investor is on the loan.    No Deficiency Judgment:  In California it is against the law for a bank to file a deficiency judgment against you after a short sale when the loan was a first mortgage on a property from 1-4 units.   No Cost to the Seller:  In a traditional equity sale, the seller usually pays ...

When Does Marijuana + The DEA + Good Friends = A New Home for My Daughter?   Answer:  Today!! Talk about a crazy way to find a home for first-time buyers!  This is a story I couldn’t have made up…. It all started the last week of December when I was taking an early morning walk at a local lake with a good friend.  I inquired about some mutual friends, and my walking buddy stopped dead in her tracks and said, “You haven’t heard?” Turns out our friends were awakened a few nights earlier by a call from the Drug Enforcement Agency telling them that DEA agents had just kicked down the door of their rental property and raided a major Marijuana growing operation! The entire four bedroom house had been turned into a sophisticated farm for growing and processing Marijuana and hash.  The giveawa...

In what we have been describing as a bear market in bond and mortgage markets, today there is strong selling taking the 10 yr note yield to 1.92% at one point about 8:45 this morning and MBS prices down as much as 40 basis points from yesterday’s 25 bp sell-off. As of 9:00 this morning 20 yr 3.0 FNMA’s were down 55 bp frm the close on  Wednesday. The early trade in the stock market had the DJIA up 24 points at 9:00. The 10 yr note has decidedly broken from its recent trading range, and technically broke out of a coiling pattern that had developed over the past two weeks; making lower highs on selling and higher lows on buying (yield). This morning the break-out is likely to add additional pressure for bonds and mortgages.   More better news from the EU today is adding to the exodus from...
