The market will tell you the truth - it does not lie.  If the sellers will pay attention to and listen to the market, the truth about their house value will be evident.  Agents and friends all have opinion (so do sellers), but traffic or no traffic to your listed house or condo will or should be telling you something.  If no traffic is coming then probably you are overpriced.  If you get traffic but no offers you are probably overpriced.  It takes a willing buyer to set the real price or value of a home.  Appraisers nor agents set the price, the market does.  We all have opinions, some of them are even "informed" opinions, but when you get right down to it -- the market will set the price. As a Realtor in La Habra as well as a neighbor of Octomom I have first hand information about how a public figure can impact property values. Her street has been packed with news trucks and onlookers daily, which makes getting home for us very hard and frustrating. Our neighbors have had to use police barricades to be able to just get to their own homes and keep people out.  The real big issues are when new babies come home and the news channels have their helicopters hover to do a report. When they come every hour till 11:00pm it gets to be a HUGE nuisance to all of us. Buyers looking for the "deals" may be in for a big shock - what if the new administration puts a freeze on all foreclosures for 90 days (or possibly more)?  I am alerting everyone that if this happens (and rumor has it that it will) then the number of bank owned (REO) homes on the market will dry up.  And if the new administration finds ways to help people in trouble, then the whole market changes -- and the bargains are gone.  It is very possible that now is the time to buy, and later could be much worse.  Just a serious heads up!

La Habra Real Estate is one of the best areas to look for income investments.  Why?  Well It all has to do with price per square foot and then rent per square foot.  La Habra real estate is currently selling for very competitive prices, while the rents are on par with many other areas in North Orange County.  This gives the owner a better return on their investment.  And isn't that what it is all about -- my customers think so.

Now I am starting to get a little miffed about this issue.  We heard that big government was coming to the rescue, but I don't see them.  I even notice that we don't hear about it much either.  Other than lower interest rates on mortgages I fail to see much to tell us that help is coming.  Today the speeches just barely mention the housing problems -- and we hear no pending stimulus to it.  Cash to taxpayers will not help this market, I guess the best we can hope for is continuing declines in interest rates (might start some buyers moving).

The new FICO 08 system or formula has been released by one of the three credit bureaus, with the second bureau adopting the changes very soon.  All three are to be using the latest rules by late spring.  In short - good and bad news for consumers.  There will be less punishment for under $100 collections, but even more reliance on the amount of credit used versus the available credit limits.  Please alert your customers that the reduction of available credit on a credit card will then change the ratio of used to approved, thereby hurting the credit scoring.

The comming year, 2009, will be quite an opportunity for many of us.  Interest rates on homes will be below 5%, maybe even below 4.5%.  This low rate really drives the monthly home payment , down of course.  The rate has such a profound influence on the monthly payments that this factor alone will bring more buyers from the sidelines and gobble up some real bargains.  If low rates are not enough, then the low prices should do it.  If the combination or low prices and low rates doesn't entice the buyers, then they are probably not buyers at all (just lookers and parlor room investors).

Today the FED cut rates again, and to all time lows.  Is that the answer?  I sure wish that it was, but I think the questions are much harder and that one move will "not the solution be".  Don't get me wrong, I am sure glad they did it, but we will need the 10 year treasury rates to fall also (since the 30 year mortgage is dependent on that).  I am afraid that we will need many bold moves for us to break the back of this recession.  But again, this is a good one  -- and we want more.
