Why Choose Morningstar Mortgage? Our Website: www.62homefree.com   Being an expert in Reverse Mortgage Solutions for Seniors is much more complex than simply being a licensed loan officer. To truly serve the needs of a senior by using a reverse mortgage, an understanding of more than the reverse mortgage itself is required. Estate planning, trust fund considerations, medical care planning and power of attorney issues are often involved. This makes the use of a true qualified professional extremely important. Every reverse mortgage application received at Morningstar Mortgage will be personally reviewed by a Certified Mortgage Planning Specialist (CMPS).  A CMPS is: A designation earned by less than 1% of mortgage professionals in the United States. You'll find a terrific Farmer's Market with all the fresh fruit and veggies you can carry and lots of other activities. Street singers entertain, balloon artists and face painters delight the kids (big and small), a cool dude who is spraypainted Silver mimes away the hours with his antics.  Downtown restaurants with sidewalk dining offer specials for the crowds as well as food is offered in the outdoor food booths. You can park free the first 2 hours in the Main Promenade Parking Structure (stand rates apply after the first two hours). Bring the whole family, but sorry, leave Fido and Rover at home for this...

The Question Is:  What is the newest innovation in the City of Huntington Beach?  Parking meters at Dog Beach that take credit cards!  Remember when you were a little kid and your Mom or Dad let you put the coin in the parking meter?  That was such a thrill.  Well, that's inflation for you.  What used to be paid in coins now can be paid using your credit card. The City of Huntington Beach has just installed 15 meters at Dog Beach as part of a pilot program.  Two other cities are sharing in this pilot program, West Hollywood and Beverly Hills.  The new machines will still take coins just like the old ones, but they'll also take debit, Visa and MasterCard.By the way, the rates are still the same, 25 cents for 10 minutes and you don't have to go to the drive thru just to get some change.Her...

I would like to inform everyone in the AR community about a recent death.  I think you all know Mike Stankewich, a well known Agent in the AR Community and in Huntington Beach, CA.  Coming back to work from vacation on Thursday, I came back to very bad news.  I was informed that Mike had past away the previous week.  I had just finished speaking to him the day he died.  He died on May 21, 2007. He was survived by his wife and two daughters.  It was the same day he posted The Short Sale - Part IV* and The Short Sale - Part V*.  Since then I haven't been able to confirm his death until today.  He has built a wonderful reputation as mentioned in posts by Rita Taylor, Missy Caulk, Ashley Drake Gebhart, and  Wayne McMullan on Active Rain as well as here in Orange County.      Mike was a gr...

The real estate market has softened in Orange County, California, as it has in most of the United States. In Orange County the median price for all types of homes (single family residences, condominiums, and new construction) was $630,000 in April 2007.  This was down 0.6% from a year ago.  Statistically that may be insignicant as a lot of different factors affect what the median is for any particular month. If more high price homes sell in a particular month than condominiums the median would be higher and vice versa.  With the collaspe of the sub-prime mortgage market and other lenders tightening up on their guidelines, it could be keeping many first-time buyers out of the market.Let's just say it is a flat market pricewise.  Now, are sellers netting the same proceeds after the sale th...

Huntington Harbour in Huntington Beach, CaliforniaHuntington Harbour is a hidden surprise tucked away within Huntington Beach. You do not see much of it when you cruise along Pacific Coast Highway or spend a day at the beach. Most visitors traveling PCH recognize the area as Sunset Beach. While the boundaries do not exactly follow the outline of PCH, generally the south side are the communities of Surfside and Sunset Beach. The north side is the start of Huntington Harbour which extends northward along Warner Avenue and Algonquin to Edinger Avenue. It has a resemblance to Venice, Italy with its many canals, although with a modern flair. Most people do not realize the five major islands and the canals were man made. The development was created so that builders could build homes on the cha...

Newland House Museum in Huntington Beach, California About 50 years after Mexico ceded what is now California to the United States, William T. and Mary Newland purchased 500 acreas of swampland, which is now part of Huntington Beach. The pioneering farm family bought the land for $50 an acre.  In 1898 they spent $1500 to build a home on the property.  They were the only inhabitant for miles and raised a family of 10 children on the farm. The Newland farm extended from what is now Magnolia Street to Beach Boulevard and from Atlanta Avenue to Yorktown Avenue.  The origional property contained part of the old Stanta Ana River which was known back then as Gospel Swamp.  They drained off the water and cleared the brush.  The fertile soil that they uncovered created a very productive farm.  Th...

Get pre-approved for your home loan. This means, fill out a loan application and go through the process of securing financing. That way, when you're ready to seriously evaluate real estate, you'll know exactly how much home you can afford. And you can prove to a seller that your offer is sincere. Explore creative financing options. During the home loan pre-approval process, ask about ways to get creative with your financing. Low down payment options, first and second mortgage combinations and first time buyer programs might help you afford more funding. Many lenders are now offering interest-only home mortgages; just make sure you thoroughly evaluate the terms for this type of home loan. Down payment grants are also available in some instances and might be worth investigating or discuss...
