Spaulding Square in Los Angeles is considered a Historic Preservation Overlay Zone So what does that mean to a potential buyer or seller? Prior to answering the question I would like to give a little background and history. Spaulding Square consists of mostly Single Family Homes built around the 1916 -1926. A real estate developer purchased the parcel of land between what we consider Orange Grove Ave on the west and Spaulding Ave on the east, the north boundary being Sunset Blvd and the South bounder being Fountain Ave. This developer than had the plot subdivided around 1914 and began building these modest one story homes around 1916. His name was Albert Starr Spaulding. He was a great marketer in a time when the entertainment industry was just beginning to flourish and up and coming st...

Here are 10 tips to buying a home that buyers should know for ultimate success while shopping for new homes and taking advantage of the decreased home prices and low inventory in Hollywood  1. Know your timeframe Are you looking to stay in an area for five years or more? Or are you expecting to move locations? If you plan on staying put, buying may be up your alley. Planning on moving within five years, though, may mean you should consider renting versus buying.  (More on that later.) 2. Understand the ways to finance a home In today’s market, the traditional way to buy a home still applies. Most mortgages, though, require a 20% down payment and better-than-average credit, and are subject to more scrutiny. You can still find low down payments with FHA loans, but going at 20% or more al...

The Residences at the W in Hollywood, CA 6250 Hollywood Blvd, Hollywood, CA   Let me start with a little bit of background history. When I relocated from Boston, MA a mere hundred years ago, Hollywood was a “dirty name” just like all new transplants we went down to Hollywood and the Walk of Fame…Scary was the best description, drugs, pickpockets, hookers and your typical inner city life you want to avoid. Robin Williams summed it up the best way, when  he said that way back when he came to Hollywood he lived in Hollywood, because that is all  he could afford  to live in Los Angeles. Now he can live in Hollywood again because he can afford it:      Well that is the ‘New in Hollywood’.   Gritty, eclectic and energetic, that is the new Hollywood. Gourmet Restaurants, Celebrity Chefs have...

Have you Seen the Famous Hollywood Sign?   I live and sell real estate in Southern California and since seeing the “Forever Marilyn” statue in Palm Springs last week, I decided it would be fun to drive to Hollywood CA and go and see the famous “Hollywood Sign” up on the hill. Yes, this is the one they are always talking about in the news and showing the pictures of. I guess I have the “Hollywood Bug” so I decided to drive there. It was so much fun!   The address of the sign is 3000 Canyon Lake Drive, Los Angeles, 90068   Then we drove down Hollywood Blvd. and turned up Sunset Blvd. While driving, I saw a lot of signs and famous places to shoot pictures of. I really wanted to see Grauman’s Chinese Theater and did get a couple of pictures. There is so much Hollywood frenzy that I decide...

Hollywood Hills condos with a view Life in the Hollywood Hills is just about everything it's cracked up to be; fabulous condos, gorgeous estates, and of course the spectacular views. While most Hollywood Hills condos offer some type of view, there are those that offer extraordinary views all the way to downtown L.A. and possibly out to the Pacific Ocean. Depending on the clarity the day you may be able to view more of the Santa Monica Mountains or the sunset over the ocean. The Hollywood Hills is made up of estates and larger homes and mansions but there are the occasional condominium complex and town home tucked in among the beautiful foliage and luxurious landscape. While these are on the higher-end of Hollywood condos, residents do enjoy a short distance to Hollywood's Sunset Strip, ...

Vine Street Garage Hollywood Condos   Parking is always a problem regardless if you’re looking for a LA Condo, Hollywood Condo or even for that matter a Santa Monica Condo. Finding a parking spot when Angelinos venture into Hollywood is always a feat in itself. Either you have to pay top dollar to valet your car or hopefully find a spot which doesn't require permit parking. Since Hollywood is such a hot spot for Hollywood Condos living, restaurants, shopping, and a portion of the city's entertainment dealing with parking is always a headache. Thus living in a Hollywood Condo so close to the action is such a blessing. Even living at the condos in the W Hotel or AKA the W Condos it’s so convenient as the Metrolink is right under ground and can take you anywhere. Vine St. Garage Hollywoo...

Love Adele, I just know she will kill it at the Grammy's,  and I love this remix. It is perfect for keeping up the energy, and staying cool all together. Reminds me what a cool place Los Angeles can be to live where we can meet people living their dreams. So many musicians, artists, and entrepreneurs living on their passions.  Los Angeles, the City of Angels. Angels looking out for us on the road to living out our dreams.

Answers To The Most Common Questions About Hollywood Reverse Mortgages. FHA's Reverse Mortgage Program, the Home Equity Conversion Mortgage (aka HECM’s) really are a safe, secure loan. In the course of my business I often run across some common misconceptions.  I’d like to take this opportunity to educate the reader about some of the most common questions about this loan. How Much Can I Borrow? Loan amounts are determined by three factors: 1.)Age of the youngest borrower (the older you are the more you can borrow). 2.)Current interest rates. 3.)Home value (the higher the home value, the more you can borrow with a cap on calculations at $625,500) This Lending Limit is set to expire on December 31, 2011 and will revert back to a limit of $417,000. If your home is here in Hollywood keep t...
