Hermosa Beach, CA Real Estate News

By Keith Kyle There haven't been too many home sales in Hermosa Beach topping the $10M mark but a recent sale of home located at 2666 The Strand reached a price point reserved for only the most unique and spectacular homes.  Oceanfront homes on The Strand come with some steep price tags, but the home at 2666 The Strand broke the record for on market sales as a whopping price tag of $14,800,000.   Pricing was unusual with it originally being listed in 2013 for $13.9M, then being raised to $14.2M then $15.9 during it's 9 months on the market.   The home sat on a very unusually shaped lot and when the lot originally sold for $6,000,000 back in 2011 it wasn't clear that this spec home would yield a profit. Needless to say that wasn't the case as the market took a dramatic turn north and the...

Lovely Hermosa Beach Door Decorated for Halloween 2013 Part of what we do in real estate is walking through our neighborhoods, knowing the nooks and crannies, side streets, and the art and architecture of the homes.  Yesterday, 10-27-2013, my sister and I were pounding the pavement and ran across this beautiful door with just the right touch of Halloween decor. What do you think? And here it is with the perspective of the home: By the way, if you see me when you've had a knock on your door, let's talk!

If you're looking for the laid-back lifestyle and a more relaxed pace of daily life but still want to be close to the urban amenities of Los Angeles, it may be time to check out Hermosa Beach.  Hermosa is the smallest of the three beach cities that hug the coastline in L.A.'s South Bay neighborhoods.   There are only so many oceanfront and ocean view homes along the coast.  Hermosa Beach, with its gentle hills, lays claim to not only a long stretch of oceanfront but a myriad of ocean views from the cooperating topography. Sandwiched between Manhattan Beach and Redondo Beach, Hermosa's location offers a short commute to Los Angeles or you can cruise down Pacific Coast Highway to the low density area of Palos Verdes for a day of hiking or lunch at Terranea Resort.  I'm a fan of both.   H...

The South Bay saw big numbers in August 2013 with impressive increases in both median home price and the number of sales in many of the local communities. Hermosa Beach posted some of the most impressive numbers with 30 closed sales in this small beach community and a median home price of over $1.2M. "This is a big number but it's especially impressive as it's a 40% increase over median home prices in Hermosa Beach in August of 2012" according to Hermosa Beach realtor Keith Kyle. Other cities enjoyed significant gains as well. Click on any link below to view the homes sold and home sales prices for August. Hermosa Beach has long been one of the more sought after coastal communities with demand for homes in the small beach community always high. Recent market conditions have created an even greater demand as inventory of active home listings has continued to decline while the few homes available quickly go into escrow. The 31 homes in escrow or "pending" in June of 2013 is the highest number since 2007 and is helping drive prices up as demand continues to soar.
