As of today, December 11th '09, there is a total of 87 active homes and condos listed for sale in Hermosa Beach.  Most of them are standard sales, but there are currently 4 bank owned (REO) and 8 Hermosa Beach short sales listed on our local South Bay MLS. 37 homes are under contract in Hermosa Beach right now, out of which 1 is bank owned and 11 are short pays (preforeclosures). Last month, in November, total of 17 properties sold in Hermosa Beach compared with just 10 sales a year ago,   Average Hermosa Beach sale price was $1,093,441 in November '09.  Average sale price in October was $1,053,459.  Total of 15 homes and condos sold in Hermosa Beach in October. While the foreclosure and short sale market in neighboring Manhattan Beachhas seemed to slow a bit, the number of active listings at some stage of the foreclosure process in Hermosa Beach has been rising as of late.  There are currently 10 active distressed sales in Hermosa Beach with several other short sales currently for sale but only accepting backup offers at the moment. Hermosa Beach will be the site of the 37th Annual Fiesta Hermosa this Labor Day weekend. Running daily from 10:00 a.m. to 6:00 p.m., Saturday through Monday, Labor Day, the summer vibe officially comes to a head in the South Bay. Fiesta Hermosa, known as Southern California's largest Arts & Crafts Festival, had over 270 vendors last year. There are two stages with quality bands playing live music throughout the weekend- one at the foot of Hermosa Pier and another in the Beer & Wine Garden. One of the many reasons I live and work in Hermosa Beach is that I just love the beach.  Hermosa Beach offers a wonderful smaller town feel in the middle of the big city with plenty of parks, beautiful weather and a beach that's wide enough to accomodate everyone....even on the busiest days. Not much has changed in terms of current foreclosure and short sale listings in Hermosa Beach since last month with just a few homes going into escrow or being pulled from the market.  There are currently 7 "distressed" homes on the market with all but one being a single family homes.  The current average days on market is 140 which isn't unusual as often short sale listings are kept on the market long after they receive their initial offer.  The prices vary from $585,000 for the one condo on the market up to $1,150,000 with the average being around $875,000.  See below for pictures and details of the current listings and click the properties to visit our Hermosa Beach short sale and foreclosures website. The market picked up in Hermosa Beach in April with a reported 11 homes closing escrow.  The average price of the homes that sold was $1,236,000 and average days on market was 81.  Almost every home sold at or below the list price with an average sales price of just about 5% below the list price.  The one exception was the single family home located at 225 25th St which sold for 12% over the list price with multiple offers.  Click here to view additional information including pictures and descriptions of the homes that sold in Hermosa in April.
