Life at the beach is wonderful.....that's why we live here and why home prices are so high.  Unfortunately living in Hermosa Beach and Manhattan Beach we get to experience what's known as June gloom.  When the water is a certain temperature and the air is a certain temperature we get an annoying marine layer of fog that usually ends on command with the 4th of July weekend.  Unfortunately this year we had May gloom, June gloom, July gloom.....well you get the point.  But finally summer arrived...just in time for fall but we'll take what we can get. Updating your design doesn't have to be expensive.  You can re-purpose old items to change and update them.  In this case it only took spray paint.  I had an traditional wooden pedestal table that I wanted to lighten up and use in a modern house I Staged in Hermosa Beach, CA. I spray painted it silver for an instant lift.  You can spray paint almost anything- I've painted mirror frames, crown molding, patio benches, and even a fireplace mantle.  I'd love to see your pictures of spray painted transformations.

One of a kind Hermosa Beach is unique and truly one of a kind. It is the smallest of the south bay beaches. Its been home to surfers, athletes, party town, hippies and famous for that. However, its less known the major part of the city is full of generations of families that kept the beach home. Teachers, Screenwriters, Internet gurus, Realtors, Cooks, Retired, Beauty advisors, all surround my home. We have had times when our skies were overcast this summer but after a hot day in LA its nice to come home to. Upside: Many homes have no AC and never will have it. Pandora comes as a gift to all ages.  This am after moving in June, all I wanted was the sound of peace. Grandchildren with TV of nick and Icarly and the internet movies of cartoons...filled my ears with the sharp sounds I cannot deal with before 7 am!. I couldn't find by classic cd;s and then I remembered Pandora! I can get rid of those cds in a garage sale (if I ever find them.) Beach Cities:Manhattan Beach has 7 homes currently for sale priced over $5,000,000. Hermosa Beach has 14 properties for sale above the $5,000,000 mark. Another Strand Home Bites the Dust It’s been about six years in the making.  Perhaps watching the home just two doors away get torn down and then replaced with a stunning 8,000 sq ft manse was incentive enough.  Or maybe it’s the $15.9 million price tag for this new home (shown to the left in the photo below).  Whatever the reason, the home at 2806 The Strand in Hermosa Beach has been retired.  It appears to have been owned by an investment holding company all this time.  The actual purchase price is unknown, but the most expensive sale in Hermosa that year was $4.85 million for a home one block away on the strand, though on a slightly larger lot.  There may be some small amount of risk in pumping a lot of money in to the property to transform it, but my guess is that if this is a spec ...

Hermosa Beach Home Sales for First Quarter 2010 It is hard to believe that we are already a quarter of the way through the year.  The pace of sales of Hermosa Beach homes has picked up dramatically over a year ago.  In fact, the number of closed sales of all types of homes, totaling 51 through the end of March, is now more than double what it was a year ago for the same period.  Remarkably, there are an additional 29 homes in escrow as of this writing.  The median price for this year’s sales stands at $1.025 million, less than one percent below last year’s median price (though it was on a much smaller volume back then).  It would appear that the gap in sales volume is continuing to grow from that of a year ago, very likely marking the end of the market downturn here.In the sand section ...

Spec Building on the Hermosa Beach Strand For many years now, I have enjoyed watching new homes go up on the Hermosa Beach strand.  More often than not, these homes are built on spec by investors or builders.  At the time of this writing there are two that stand out.  One has been vacant for several months and the other one has a scheduled construction end date within the next few months.  The contemporary architecture of both homes come from the masterful local designer, Louie Tomaro.  They also have the same listing agent and appear to be spec homes at a time when conventional wisdom might suggest that very few investors spec build anymore given the difficulty in securing financing for this.  Is conventional wisdom on target or is it still possible for investors to cash in on beachfro...

A $25 Million Listing in Hermosa Beach It happened quietly.  On February 25th, an iconic Hermosa Beach strand home was put up for sale.  I first heard about it a couple of days later when a friend snuck it into a casual chat we were having while both of us waited for tables at a Manhattan Beach restaurant.   He passed on the news nonchalantly, but I was stunned at the prospect of this. The asking price, a daunting $25 million, is astonishing.  There has never been a home sale in the South Bay for greater than $13 million, at least not that I am aware of.  Is this price plausible?  Can a home really be worth that much?  What does it say about the local real estate market, especially when the business press incessantly addresses the challenged state of the housing industry?  Does it in an...

One of the things I love best about living in Hermosa Beach is that it truly has a small town feel and you simply can't help running into people you know.  One of the more social events of the year is the St Patricks Day parade that runs down Pier Avenue.  This year the sun came out, the wind died down and it was a perfect day for a parade (other than the construction on Pier Ave).  There are your usual parade wavers (the mayor, city councilman, chamber of commerce, etc, but what makes the parade fun is that just about anyone can be in it.  Kids of all ages walk with various groups (little league, churches, schools, etc) and it's a lot of fun for participants and onlookers alike.
