The real estate market has picked up in the Hawthorne neighborhood of Hollyglen lately as homes have become ever more affordable.  It wasn't long ago that it was difficult, if not impossible, to find a single family home in Hollyglen priced under $500,000 but there have been a number in the past few months.  There are currently 9 homes on the market with the lowest priced single family priced at $469,000 and the highest priced home at $649,000.  The median home price is just under $570,000 and other than the home on 119th no home has been on the market longer than a month.  There are currently 5 homes in escrow with 6 homes having closed in June of 2009 Click here to see recent Hollyglen home sales.

For over a year now, the Wiseburn community has been rallying to get an empty, unused lot on 133rd Street, converted into a "pocket park" that everyone could enjoy.  Instead, over the years the residents have been subject to an unsightly, sometimes dangerous, lot that serves no purpose to the community, now its owners - Golden State Water. When I was a teenager, I worked at a summer camp for 3 summers.  Those were memorable, amazing summers where I reinforced my independance, gained responsibility, and felt pride in earning a fair income.  It was also memorable because I saw many ways in which the talented camp counselors positively affected the campers.  Year after year, I saw campers return, and many said that camp had affected them positively in some way. When we were at the peak of the market the townhomes in the Fusion complex drew a great deal of interest for many couples and singles priced out of the nearby Beach Cities.  Fusion is technically on 149th Street in Hawthorne, but is just off Aviation Blvd and directly across the street from Manhattan Beach.  As the market cooled so did the prices in Fusion and we're now seeing smaller 2 bedroom townhomes selling in the low to mid $400,000 range.  The homes are just a few years old and are a great option for those looking to live near the beach.  Some of the benefits are: Location - just a short drive to the beach with nearby freeway access and a short drive to LAX New Construction - The homes feature granite kitchen counters, stainless steel appliances, hardwood floors and many addition...

I've had a number of clients over the past year contact me as they're being relocated to the LA Air Force Base and want to explore housing options before they arrive.  As with many, the conversation usually starts out with their interest in Manhattan Beach, Hermosa Beach and Redondo.  That is....right up until I let them know what the average home prices are in those cities.  This is the "we're not in Kansas anymore" moment....or in this case it's usually Colorado.  There is an alternative, however, and it's the fairly unknown neighborhoods of Hollyglen and Del Aire (see real estate map)  The neighborhoods are actually located in Hawthornebut with a very different feel.  Del Aire is actually quite a bit larger than Hollyglen, but for the time being I'm going to focus on the areas of the...

Monday, August 8 - the news is positive...  The community of Wiseburn is getting their own park!  The decision was just made by Los Angeles county leaders and shared with the ecstatic community.  With the Wiseburn Neighborhood Watch being one of the parties instrumental in the move towards getting this park, the timing is excellent as their fundraiser event is being held this upcoming weekend - August 23rd. Right now final details are in the works, with the expectation of a schedule and some timelines to follow shortly.  Stay tuned for more details as they come!
