As one of the top realtors in the community of Fusion in Hawthorne.....I just can't figure out why the real estate market is SO slow and nobody is selling their homes. Fusion South Bay is a smaller gated community so there are bound to be ups and downs but never like this.We put together a report every year comparing the number of sales to the previous years and 2023 YTD is the slowest year we've ever seen.In 2021 there were 21 homes sold in Fusion.....then things got slow.  2022 saw only 8 sales all year long and then in 2023 there have only been 4 with no listings in the past 2 months. Making it even more odd is that all 4 were not on the market until May so basically there were no listings in the first quarter and now zero listings in the 3rd quarter.   Compare that with the 2016 whi...

Fusion South Bay is a rarity in the South Bay.  With undeveloped land almost unheard of there are simply no places to build new housing developements.  While new construction single family and small townhome complexes are all the rage in this hyper active real estate market, larger complexes are a different animal altogether. The real estate market in Fusion South Bay doesn't always follow the normal trends and patterns of some of the surrounding neighborhoods. Unlike the surrounding cities of Manhattan Beach and Redondo Beach in which home inventory has been down and prices are on still on the rise, the market in Fusion comes in waves. As of several months ago there were almost no homes for sale and when one came on the market it quickly sold. The next few homes that became available were priced on the very high end and sat for some time (some still sitting) and as many of the newer listings were based on those prices there is an abundance of homes for sale ranging from the smaller A and B floorplans to two 3 bedroom units that are generally rare and not often on the market. Often when we look at the broader world of the real estate market it's hard to notice just how dramatic a shift can be. It's equally amazing just how quickly we forget the market we just left...as if we'll never be back. I focus much of my attention in terms of marketing, selling and blogging about a small gated community in the Hollyglen known as Fusion South Bay. It's just a pocket of newer townhomes in the South Bay but nowhere have I seen a more drastic turnaround and the implications it has had. Currently there are only 5 townhomes on the market in Fusion which is a significant decrease from the summer.  Of the 5 two are short sale properties and the other 3 are standard sales.  There is currently one property in escrow but as it's a short sale there is no current set closing date.  Due to the potential litigation issues in Fusion there has only been one closed escrow since the beginning of the year.
