Oh Mr. Buyer is your Client? Why Haven't you Signed a Buyer Rep Agreement?

Today I received a phone call from an agent that I've worked with in the past. "Do you know Mr. Buyer that you're going to be showing a listing to tomorrow? He's my client," she said. Well of course I'm not going to work with another agent's client, so I bowed out. But not without a cautionary lesson to her. "He didn't mention he had another agent, did you already sign a BRE with him?" I asked. "A what?!" she asked. A Buyer Representation Agreement.
