Nevada County Airport KGOO is a public use airport and enjoys full FBO, services, flight training, aircraft rentals, hangar lease and hangar ownership/ ground lease opportunities. Through-The-Fence, TTF standards have been met by the Nevada County Airport as required by the FAA TTF agreement. The FAA agreement grants certain adjacent private property owners direct aircraft access to the public use airport. Privately owned airport/airpark runways do not receive FAA/Federal Grants supporting their infrastructure and operation and therefore do not require such TTF agreements. TTF airport airpark communities typically enjoy the advantages of onsite aviation fuel, commercial repair and maintenance for frequent flyers. Grass Valley is locally known for it's, "above the fog and below the snow...

Naggiar Winery and the Wine Tasting Room - the Video This video showcases the beautiful wine tasting room and surrounding grounds at Naggiar Winery in the Auburn/Grass Valley area in Northern California. I have been to countless wineries and wine tasting rooms throughout Northern California, and this has to be one of the most beautiful I have ever seen - with a gorgeous view of the vineyards, a very inviting patio area with wood burning fireplace, and a well-appointed private dining area adjacent to the tasting room that is perfect for private tasting events and dinners - with a full service kitchen adjoining. My wife and I fell in love with the place, and instantly became wine club members - not just because the wine tasting room and surrounding area is perfect for an afternoon picni...

Grass Valley is situated roughly half way between Sacramento and Lake Tahoe in the Sierra Nevadas.  It was thriving back in the gold rush days of the 1850s.  It now has a population of 11,150, and sits at 2,450 elevation. It is a pretty ideal location, as it is above the fog belt, but rarely gets snow. It is surrounded by forest, with beautiful tall pine trees. There are several fine restraurants, two movie theatres, and many excellent wineries in the Historical Downtown area.  Not too far away is the South Fork of the Yuba River, and this provides a very scenic area to go to and enjoy the day swimming or picnicing at the shore - all of which is free if you know where to go. Real Estate is a great bargain here, and it would not be too difficult to find excellent homes for $150 per squ...

Grass Valley is a wonderful city in Nevada County California gold country. It's current population is approximately 12,000 people. Grass Valley was founded during the California Gold Rush, as was neighboring Nevada City. It is the location of the Empire Mine, which is one of the richest mines in California. Times were hard in the early days of Grass Valley California - the territory had to be cleared so houses could be built. Trees were cut down, burned or turned into lumber to build the homes and schools. Very little was wasted and the quality of life in Nevada County began to steadily develop. Water had to be carried by nearby springs prior to wells being dug. Stones were cut and shaped, and crops were sown and harvested by hand.  The name Grassy Valley seemed appropriate when immigr...

You have decided that you are going to offer Owner Financing with the sale of your home or business; here are some pointers to think about when creating a note that will make it attractive to buyer’s(investors) should you later need to sell your note and get the cash you need, but also protect your interests if you decide to hold onto it. * Down Payment – You need to get a good down payment to build equity in the note and give the buyer of the property more incentive hold his end of the agreement. This means at least 15% for a standard house, and 20-30% for commercial properties, and land. These numbers cannot always be reached, so try to get as much as you can without putting the buyer into a financially precarious position. * Buyer’s Credit Score – Try to sell to a buyer with decent ...

Hi Folks, Showing & selling rural property in the Sierra foothills puts me in close touch with people and family's looking to be closer to the land and who wish to enjoy a simpler life than they have been accustomed to. Permaculture is one of those topics that comes up often. "Permaculture (a combination of two words: Permanent & Agriculture) is about designing ecological human habitats and food production systems. It is a land use and community building movement which strives for the harmonious integration of human dwellings, microclimates, annual and perennial plants, animals, soils, and water into stable, productive communities. The focus is not on these elements themselves, but rather on the relationships created among them by the way we place them in the landscape. This synergy is ...
