"Underwater" what now - - swim or drown? GILROY HOME VALUES are down more than in the surrounding areas.  http://activerain.com/blogsview/1023816/Home-Sales-in-Gilroy. About 30 percent of homeowners are "underwater" which means that their loan or mortgage amount is higher than the current value of their home. I have had several people approach me and ask me what they should do in their current situation. Others don't ask for help because they are too embarrassed. Every case is different and what works for one may not work for the other. The end of the Housing Foreclosure Bubble is in sight!   Well, maybe I'm being optimistic, but I don't think I'm being foolish.  I wish I could say the fundamentals of the economy are strong, but they are not.  However, with government intervention, and a big return to a possibility of restoring some confidence in the housing market, all the low hanging fruit will be gone, and then people will not price their home on a 50% drop (for example) in the price of houses throuighout an entire community... I wish the government would take further action.  President Obama said the relief was for those who played by the rules.  What I would like to see--and have been calling, begging and shouting for-- is stricter enforcement of the rules as they were.  For example, speculators who committed frau...

Gilroy Home Sales    Gilroy inventory for single family homes is down compared to the same period a year ago.  As seen from the chart on the left the inventory is  down from 493 to 326 and the number of listings went down from 127 to 82.  March of 2009 showed a healthy number of closed sales; up from 21 in March of 2008 to 55 just last month. This is due to the more affordable home prices, tax incentives and current favorable interest rates. Absorption rate has decreased.  This reflects the time it will take for a new listing to be sold if no new homes come on the market and is important since it determines whether we are in a buyers or sellers market.  It is too early to predict where the market is going in the next few months.  The March numbers are encouraging and if this trend cont...

Easter Egg Hunt for Eagle Ridge Residents and their guests The Family Committee has organized another Easter Egg Hunt for the young Eagle Ridge residents.  This event will take place at the Eagle Ridge community park on Troon Court on April 11th from 1 to 4 p.m.  This event will include an easter egg hunt, face painting and balloon artists will treat the youngsters with their art.  As always, this events is free and sponsored by the Homeowners Association.  Participants are asked to bring a dish to share and 10 filled eggs for the hunt. The Family committee organized three events a year for the membership.  This is the first event followed by the July 4th parade and Halloween party in October.

March 2009 has been and continues to be a busy month for Gilroy Real Estate. This has been an amazing month in terms of sales here in the desirable community of Eagle Ridge, in Gilroy, California.  We have three more days to go but the numbers are in. Inventory is down to 20 single family homes from 38 just at the beginning of this month!  This is very eencouraging news for those homeowners who have seen the values of their homes drop sharply.  When inventory is down prices tend to increase.   Eagle Ridge is a very desirable golf course community in the Gavilan foothills.  It has a homeowners association and is governed by CC&Rs.  The community has two nice parks; the main park offers tennis courts, a junior olympic sized pool, club house, basketball courts and play structures.  The us...

  March 2009 has been and continues to be a busy month for Gilroy Real Estate.   In February of 2009 the inventory of single family homes in Gilroy was 352 with 42 homes sold and 91 new listings.  The absorption rate was 7.3 months.  That means that it will take 7.3 months for a new listing to close sale when no new homes come on the market.  This absorption rate indicates that we currently are in a buyers' market.  Mortgage rates are coming down and the new homebuyer tax credit is an additional incentive to purchase a home. This month is not closed yet but the numbers are already looking better than last month.  Currently there are 230 homes in inventory.  In the first 27 days of March 49 homes sold and 75 new homes were newly listed.   If you are a first time homebuyer I will be happ...

Our market is looking good! There are some encouraging signs which could indicate that the real estate market is turning around.   We have seen a flurry of activity.  In my small community of Eagle Ridge we had 38 active listings this month. Sixteen listings went to contract including eight in the last ten days.  During our open house last weekend we had about 16 couples come through; that was more than in the previous weeks.  The bank received multiple offers.  It is starting to look better every day.

  I am not an artist but I have a passion for cycling and I am ready for the Tierra Bella Tour. The  Tierra Bella Tour is organized on April 18th, 2009 by the Almaden Cycle Touring Club http://www.actc.org/index.php.  Cycling enthusiasts flock to GavilanCollege in Gilroy to participate in this wonderful event. Riders can choose from 4 different routes depending on their level; options are 60, 100, or 200 kilometers or 100 miles.  My personal favorite is the 100 kilometers which takes me through the east side of Gilroy past the Gilroy Hot Springs and back to the west side of town and north along Uvas Reservoir to Morgan Hill.   This year the longer tours will not take the riders to MetCalf.  The new route takes them to South San Jose and up to Henry Coe Park. http://www.actc.org/tb/tb08...

It is Saturday and I am looking back to a very busy week in real estate.  Gilroy saw an increase in properties that went to pending sale and closings in the past week. At our open house today we had at least 10 couples coming through which is more than in previous weeks.  That is a good sign.  Let's get the REO properties and short sales out of inventory so that prices can increase again.  It is definitely a buyers' market.  In the Eagle Ridge Golf community we had 38 listings last week with 12 going to contract.  All were REOs and short sales.   Entrance to the Eagle Ridge Golf Community   This is the Eagle Ridge Golf Clubhouse.  A favorite spot for wedding ceremonies.

And the good news is ……… A new research report from the National Association of Home Builders “found that affordability of houses is now at its best level in years.” When I look at the statistics of my local market I tend to agree. Home values dropped 37.5% ($390,000 vs. $624,000) last quarter compared to the same period the year before. According to a study 62.4% of median income families could afford to buy a median priced home compared to only 47% the year before. These are encouraging numbers. In February we had a few more listings, fewer sales and homes were on the market a bit longer than the month before. However, the medium sales price increased slightly. March sales are off to a good start with 13 homes sold as of today.

Thanks to the efforts of a few "brave" ladies the Social Committee of Eagle Ridge has been resurrected with the full support from the Board of Directors of Eagle Ridge Homeowners' Association.  They are planning their next event on March 13th and encourage all homeowners and their guests to sign up for the "Homeowners Casino Night" at the Eagle Ridge Golf Clubhouse.  The event takes place between 7:00 pm and 11:00 pm on Friday March 13th.  This wonderful evening will include dinner, games such as craps, roulette, blackjack, and poker hosted by a professional casino group, a no-host bar and dancing to the music of DJ C.J. Does the American Recovery and Reinvestment Act of 2009 benefit the housing market? It seems that we are bombarded by bad news day in and day out.  You open the newspapers and stare at articles about the plummeting property values (Gilroy is at about 31.8%) and the bleak unemployment numbers (at a 25 year high as of January 2009).  However, there is also some good news.     Tax credit for first time homeowners: Under the new Stimulus Act of 2009, http://www.llsdc.org/attachments/files/90/H-Rep-111-16.pdf, which was just signed by President Obama, first time homeowners can now qualify for a tax credit of up to $8,000 or 10% of the purchase price of the home not to exceed $8,000.  This is only for first time home buyers who file taxes jointly or up to $3,500 for single filers.  Under  the...

Home sales rebound in January and inventory levels are down. After a stronger month of home sales in November we saw that number drop slightly in December and  increase again in January. Nationwide home sales jumped 6.5% in December. Home sales in Gilroy rose by 11.6% in January compared to December. Current inventory dropped 4.6% last month compared to a nationwide inventory drop of 18% due to improved affordability; the most favorable levels in 39 years. However, the medium sales price of a home in Gilroy dropped from $387,500 to $350,000. It is always difficult to predict when we hit "rock bottom" in home sale prices and according to Lawrence Yun, chief economist, we can expect home sales to stay soft in the first quarter and slowly rise later this year.
