It has been a while since I wrote about the Eagle Ridge Golf Community in Gilroy, CA.I thought I'd post some pictures of this wonderful place: Here is the Eagle Ridge Clubhouse Homes line some of the fairways. The golf course is both challenging and fun.  Johnny Miller designed the golf course. The pool (and Homeowners' clubhouse) is a recent addition to the many amenities that make this a great place to live. A healthy lifestyle can be had here, as the community is extremely pedestrian friendly.

Eagle Ridge Golf Course Community "Rocks" A dear neighbor is moving away and we are so sad to see her go.  She and her family have lived in Eagle Ridge for the last 10 years, actually since the beginning. Every once in a while I come across something so important, I must share...I recently was going through my monthly outlay of bills to pay.  One of my agents who is a tech person and rather thrifty, suggested I go to the Voice-Over-Internet-Protocol for my phone system for my home office.  My land line, an office phone with another number for my fax, was costing me about $175.00 to $185.00 per month.  He suggested I switch over to PhonePower, as he had done.  Initial cost was $200.00/year--AND I got to take my phone number(s) with me!  That cost is for a one year subscription with an additional 12 months free (I like that Realtor-friendly price of FREE!) A new website will be launched on Friday, April 16, 2010.  It is a local guide to dining establishements in Gilroy, CA. The website will feature menu items, specials, entertainment info. and participating restaurants. You can visit the site here:  GilroyDining.com    The beauty of this this, besides the fact that it truly helps support local business, is that it should make it a lot easier for one stop shopping for your dining choice, whether you are a Gilroy resident or just passing through.  It is user friendly to the establishment owners, so they can post daily specials or menu item changes, etc. on the site. A new website set up specifically as a guide to Gilroy Dining has been established and will launch on Friday.This site provides information as to local restaurants, their menus, daily specials and the entertainment that they provide. Check out the website here GilroyDining.com   THis is great news for the local restaurants here in Gilroy and the local residents.  I'm sure it will play a major positive role when the Garlic Festival is held. This should help the local, independent restaurants especially well, as they don't have national advertising. The way the site is configured, the local restaurant will have the ability to use the user friendly site to add daily specials, new menu items, etc. Help support the local economy!

Eagle Ridge Golf Course Community Real Estate Update   The housing market in Eagle Ridge has stabilized. The market is no longer flooded with short sales and foreclosures.  Prices have increased slightly and inventory has decreased. Currently there are 8 homes in inventory listed from $569,000 to $879,000. Size of these single family homes range from 2,222 to 5,083 square feet. 15 Properties are currently under contract. Gilroy Today is a unique quarterly magazine published by InfoPOWER in Gilroy, containing information and news of and about the community we life in.  Gilroy Today is the brain child of J. Chris Mickartz.   J. Chris Michartz and her husband Larry Michartz own the marketing and graphic design publishing company InfoPOWER. Eagle Ridge and the missing Phantom Ghost of Halloween   The tradition of the Phantom Ghost of Halloween started a number of years ago here in the community of Eagle Ridge. It was a few weeks before Halloween on a dark evening when there was a knock on our door.   My little girl and I looked at each other; we didn't expect anyone! Who could that be?  We carefully checked and opened the door but nobody was there.  We looked up and down the street but not a soul in sight.  Then we spotted the little bag on the doormat.  It was a gift from the mysterious Phantom Ghost of Halloween.  The bag held goodies and instructions; we were to mark our door so others would know we were struck by the Phantom Ghost of Halloween and copy the instructions and make three goodie bags for other neighbors.  ...

I always strongly recommend my agents create a niche.  Know everything that you can about a specific neighborhood--the stores, schools (careful), commute times, pricing, parks, etc.  Preferable they will be selling in their own "back yard".  One should know more about the neighborhood than the mail carrier.  The mail carrier can probably surmise what political party you are affiliated with, where your relatives live, what branch of the service your kid is in, where you get your gas, etc. One should also know more about market stats than the mail carrier, however, regarding what has sold, FSBOs, who else is working YOUR farm, and what will be available soon, whether it be foreclosure or a regular sale.Pick a niche, and stick with it.  Become the area expert.  Focus.  Too many agents are ...
