One barrier to communication is the fear of being spammed.  What if you could alleviate that fear, without just saying you will not do so.Here is the answer. I have multiple clients who primarily use work email, or simply do not like giving out their email address.  I have begun to set up Gmail accounts for them, with the specific intent of sending property reports.This is a free system, there are no filters for what I do, and it can be accessed anywhere.  The same can go for yahoo or hotmail. This came about when I had sent five emails to a client, and their mail server would not allow a link from the MLS.  The easiest way, since she was not very tech savvy, was for me to set up the account and simply tell her to go to gmail.com and here is the username and password.  I make the name a...

This is just a quick note about something I have found Realtor's forgetting.  Telling perspective clients misleading information or half-truths might get you a deal in the short run - but they will remember and your reputation will be in the drain.With current market conditions and a lot of people doing a fraction of the business they are used to - we will see a lot more misleading information and agents doing anything to put a sale together.Stay ethical and you will be rewarded.

 Number of listings keeps on rising in Fullerton CA. As of today, there are 661 homes for sale and only 56 properties under contract. Even though Fed reduced the rate by half a point, recovery is still far away for 2007. Today I am holding my listing in a premier area of Fullerton open for a Broker Preview.  I have registered on the MLS and with Washington Mutual's Food Trek.  I typically hold a broker preview every week and the traffic has not been optimal.  Today I was expecting about 10-15 people as it is always the same faces week to week.  I am so far presently surprised as 1/2 way through the preview 7 Realtors have come by, 4 lenders, and 1 consumer.  I feel in a slower market it is imperative to capture feedback from these people so I utilize homefeedback.com.As soon as the people leave the house, I use my Verizon Laptop Connect  and send an email request for feedback.  The feedback goes directly to my client ad they can see in statistical form just what people thought of their home.I would like...

I was asked the questions last night if I feel I am responsible for the belongings of my clients.With an emphatic NO I will explain why.As soon as I take a listing I let my clients know strangers will be coming into their home and while they might have a real estate license, they also might be very unscrupulous.  On of the jobs I give my sellers is to remove "anything they do not want stolen." Be prepared for the looky loos be removing excess clothes and clutter before you show your home.Keep the  necessities of your wardrobe close to the front. Here I am again at my open house - a weekend ritual for me.It is part of my business plan that I work from 10:00am to 5:00pm every weekend, barring something special, and hold a listing open.This weekend I took it a step further as I have a unique opportunity to brand myself and my work ethic.  I happen to have 3 listings on 1 street within 10 homes.  I enlisted 2 other top agents in the office to hold my other listings open with me at the third.Nothing but REMAX signs as far as the eye can see. They are all well priced homes and unique from one another.  So the deep thoughts for the day.I put out over 40 open house signs in hopes of getting 1 person per sign - which is my typical ruler for traffic.  So far I have had 10-15 people and have been here for 2 hours.  Looks like I will meet...

In 1957, Cal State Fullerton became the 12th State College in California to be authorized by the State Legislature as a degree granting institution. The following year a site was designated for the campus to be established in northeast Fullerton, California. The property was purchased in 1959. This is the same year that Dr. William B. Fullerton South Rotary Club just announced their Annual Fullerton Uncorked Wine Tasting event.  All proceeds are to go to the Fullerton Boys and Girls Club. It looks like the Real Estate slowdown has finally made its way to Fullerton.  Up until last month sellers were still getting record prices on their homes, but with the freeze on Jumbo loans buyers are willing just not able to close.I have seen multiple price reductions across the board from condos in the $300,000 price range to view homes on the hill in the millions.  Here are the raw numbers We are seeing a steady increase in active listings due to homes not selling, coming back on the market, and the addition of REO properties.  The pending sales are still steady but we will most likely see a drop in sales as buyers have difficulty getting funded and actually closing escrow.The sellers that will be smart in hindsight are the ones that price their homes to sell.  We are dipping to 200...

I just received a summons for Jury Duty.  Now I would love to do my civic duty but I have a newborn and I am the sole  provider for my family.  As we all know in this Real Estate market any time off can mean lost business.I submitted I was self employed and any time away from work would create financial hardship.  I heard lately this reason is not enough to be excused.They now have call in Jurors.  For those of you who have not heard of this it is: You call in the day before you are scheduled and they tell you to come in or not.  You have to do this for a week, and if they do not need you the entire week, you are done.  I would have this as I could not make appointments, would have to cancel at the last minute.  Well, it would be nice to be excused, but this government needs us to survi...

As I sit in my open house with Verizon Laptop Connect powering my blog - I think is it going to be a good day, and is there a potential lead I let go.Well - they day will bring what it may, my goal is to capitalize on every person stepping through the door.  So, I opened the door at 11:00AM and it is now 2:30.  I have had 23 people so far, and 18 of them are neighbors.  I don't look at these people as a waste of time, but a great chance for them to interview me.  They see my presentation and presence.  I have a multitude of signs out, boards in the house displaying market information and trends, mortgage rates, bank repos, default notices and shorts sales in the area.  We talk about the market, what is happening on the street (I have 3 listings within 10 homes on the block), and what I ...

My brother in law is an E&O lawyer and he told me to start using a Market Conditions and Pricing disclosure.  I looked at the C.A.R. form and it is for the buyer, but I am looking for the seller.  To protect ourselves in an unstable market, we tell our sellers we will try to get them top dollar, but the market can change quickly and that is out of our control.  Also, about pricing being set by them with our guidance.  My brother-in-law is defending 2 cases where sellers realized less than the were 'told' by their Realtor at the start of the listing, and now want compensation.I was wondering if anyone is using a disclosure (not that it means much in front of a judge), but something to mitigate a potential problem.  Here is the C.A.R. for buyers Adam Brett RE/MAX NOC Fullerton, CA 714.496...
