With Foreclosure and liquidity problems being broadcast on every news channel it is tough to realize there is some good news when it comes to a market update.Whenever there are problems there is opportunity.  In this case it is for the buyer.  Prices took a drastic decline and it is truly a buyer's market.  Inventory levels are at the highest of the year, and pending/closed sales are at a low.  This being said - a seller has to be motivated and realistic if they are to achieve market value.The chart below illustrates the raw data as to what is happening in the city of Fullerton for Single Family Residences. Well, it looks like some of what the media has been saying is coming to fruition.  Now whether they had a direct effect on this happening is up for debate, but what is not debatable is the current state of the market.It is no secret we have had a steep decline in buyer activity and prices - but just how bad has it become?Here are the raw numbers and what they mean.First we will look at Single Family Residences for all of Fullerton. As we can see inventory is continuing  to rise and the number of actual sales continue to decline.  If we had no more homes come on the market and sold homes at the pace of 24 per month (the number that sold in October) it would take about 20 months to sell everything.  WOW!!!  Given simple economics of Supply and Demand - we have not seen the bottom or anywh...

During the past year I have maintained the attitude that the market was not bad, just correcting. Each day I hear another "DOOM and GLOOM" forecast forr our local market and I think to myself ...I have seen this type of market before and I am not scared. The interest rates are at an all time low and with more homes avaliable for sale,  it is possible  for a buyer to find their Dream Home. Many  agents around me seem to feel differently. Some have  found other sources of income, gotten out of the business or "just taken off for the rest of the year". I have continued my marketing campaign and began my holiday fundraising a little early this year. I am proud to post the Grand Prize Winners of Tina Maraj's first Annual Halloween Coloring Contest! There were 36 entries submitted. One of my very best friends and mother of 2 children helped my judge the contest and chose the winners. The Pre-K category and the 2nd Thru 4th were difficult but  we had fun! Isabel Laguette - Pre- K Germina Diaz - 1st Grade Kristen Atcheson- 3 rd Grade Sarah Cooper - Fifth Grade A big  thanks to all of the parents that helped their little artistssubmit their entries. The Fox Theater Proudly presents  Alfred Hitchock's The Birds, October 25th, 7:00 PM,  This is a fun an inexpensive way to get into the Halloween Spirit.As always, Movies On The Fox are presented free of charge. Please   bring your own chairs or blankets and join us in the parking lot behind the Fox Fullerton Theatre located on the corner of Chapman Avenue and Harbor Boulevard in downtown Fullerton.The Birds is unrated film and is black and white and not very graphic but  and may be too intense for young children.

Looking for some Spooky Fun in Orange County? Fullerton has one of the coolest activites around that is a real treat for ghost and history  lovers. Why don't you  check out the 6th Annual Fullerton Haunted Walking Tour proudly presented by The Fullerton Museum Center. I have never been on the tour myself but I have read many good things about it. I am hoping to attend this year. I am usually tied up with The Placentia Founder's Society's, annual Bradford House, Haunted House. I was very touched when I received this letter from a client that I recently closed an escrow with. There were some major up's and downs throughout he process of selling their home. We faced many challenges including the quickly dropping market, an uncooperative tenant and an association that made it very difficult for me to use all of my marketing tools to procure buyers for the property. Sunday, September 23 rd. My teamates from                       RE/MAX of North Orange County and I participated in theSusan G. Komen, The Race Cure 5k Walk. This is the first year I have participated and I very happy to announce that in the two weeks that I began my campaign to raised funds I made my goal of $770.00.
