REAL ESTATE LISTINGS FALL AGAIN IN FULLERTON CA There was a slight drop in the number of homes for sale in Fullerton, California on a month to month basis, and compared to one year earlier, active listings fell by nearly 37% in May, 2013. A reduction in inventory is highly unusual at this time of year, and an indication that Fullerton homeowners are content to stay where they are, and are possibly reluctant to take on new or additional debt. Pending sales rose 2.4% between April and May, 2013, but posted a 26.5% drop, compared to May of 2012. Given the incredibly low inventory of homes for sale in Fullerton, we can expect to see these figures decline in coming months. Fullerton Library announced yesterday, that as part of the Summer Reading events, they will be hosting a new Library Card design contest. The winning cards will be included with the thousands of library cards that the Fullerton Public Library issues out each year. The contest is open to all Fullerton library card holders.  Children, teens and adults will have a chance to submit their original artwork for consideration simply by visiting the library and pick up an entry form, or find the form online at www.fullertonlibrary.org/contest.  All submissions are due by August 31st. Yes, it takes some guts, and some buyers with some cash - but competing with all cash buyers (lots of them) is really hard in this market.  Motivated buyers have this tool to use if they really want the home.  Yes, they really have to want it.    Offering to waive the requirement of an appraisal will make a conventional buyer very close to equal footing of the all cash buyers.  Not quite as good (this system is still slower than all cash closings and still subject to the buyer qualifications).  We have found that doing this - along with a direct conversations with the listing agent - we are very competitive in this very difficult market.  Try it, you'll like it.

Fullerton Ca: It's Railroad Days Time at The Fullerton Train Station. It is THE Event for Train Enthusiasts of all ages. The Disneyland Train is being displayed accoumpanied by official Disneyland Engineers. Thomas the Tank Engine is also in attendance. There is one of the largest model train displays that can be viewed for FREE. Orange County Ca: It has been about 6 years now that short sales have become a major portion of the real estate market in Southern California. I have worked with many distressed home sellers over this timeframe. Some were holding on to their homes for fear that if they sold their home with a “short sale” payoff that they would not be able to purchase another home again. Well this is just not true.
