Listing My House For Sale Now Woodward Lake Fresno CA 93720 & 93730 With buyer confidence back up to an all time high in various sectors of the economy, people with homes to sell are starting to salivate.  What does this mean for you as a potential home seller?  Or more specifically, what does this mean to you and your home at Woodward Lake that you want to sell.  Ultimately, it is all around good news.  Although it is difficult to say what is driving this buying frenzy, an article I read today at http://www.cnbc.com/id/100772854 suggests that the Fed is creating this stimulus by keeping interest rates low.  Certainly a lack of supply in the housing market is creating some of the demand too.  Anyone who has been following the local housing market knows that values have been on the rise...

What Are Homes Selling For At Woodward Lake, Fresno CA. 93720 & 93730If you are one of the many wondering what homes are selling for at Woodward Lake in Fresno, CA. 93720 & 93730 then this post is for you.  It seems like home sellers are finally buying into the fact that home ownership is in high demand judging by what homes are being listed for.  The main culprit for the increase in home values can be attributed to the lack of inventory.  The low supply is driving demand up.  There may be other factors driving home values up too such as the soon to be FHA increase in mortgage insurance which will create a higher payment for new home owners when it goes into effect.  This new mortgage insurance will also be part of the loan for 30 years! But what does this all mean for the highly coveted...

The first thing you must acknowledge is that stress is just stress. The only way to have no stress in life is to die, and we all do not want to deal with that option right now. Therefore, the "positive" or "negative" designation must come from our own interpretation of the event that caused this stress. When an event that causes you stress takes place, ask yourself "Why is this upsetting me?" Then decide what you are going to do differently so that it will not upset you next time.  If you don't decide right away, you will forget about it and it will happen again. If you don't want the same result, make a change. Use the event as though it was something that you needed in your life so that you can grow to meet a challenge that you will face at a future date. This works for me. It is jus...

(Selling By Design-Staging)
Prompted by Janelle Ancillotti's excellent post, Staging Helps Investors Maximize Profits, and my own experiences of late, I decided to revisit the topic of the benefits of staging an investment property before it goes on the market. Three reasons some investors give for not staging their investments: We will list it for a few weeks and if it doesn't sell then we'll consider having it staged. During those weeks however, many potential buyers may pass over their listing in favor of a staged home that looks more inviting. Even if the investor's home is staged later they have lost money waiting those weeks. Many times there are no do overs. I've already put enough money into this property. I don't need to spend more on it. Yes, investors do spend thousands on their rehab properties. They d...

Last June Selling By Design-Staging was contacted by a construction company which remodels and sells homes. They had done a total remodel from curb to back yard on a small home originally built in the 60's. Lipstick On A Pig? Not For These Fresno, CA Investors, Part 1, Renovated, Staged, Sold For Full Asking Price. No Lipstick Here. The company, JMK Construction, had completed another excellent renovation. The workmanship was perfect, the home fully restored. The owners put it on the market empty thinking it would sell quickly. After a month with no offers they decided to have Selling By Design-Staging stage the property. The sticking point in its presentation seemed to be a large room that the previous owners had added on to the back of the  house. It was a nice well lit area, but p...

(Selling By Design-Staging)
Staging a vacant home, especially large upscale homes is crucial to a quick sale. Nothing looks colder and less inviting than a large vacant house. Some almost have an eerie feel to them, not advantageous to selling. Recently Selling By Design-Staging received a call from a real estate agent team, charged with the sale  of a property which is over 4,000 sq. feet, who wanted to warm it up and make it appealing to buyers. It had  been purchased by an investment company who did not want to spend any more than necessary in marketing it.  The realtors insisted that at least the downstairs be staged. The owners agreed, but only to a limited amount of home staging. The agents called Selling By Design-Staging. At first we couldn't see how we could do such a large property with such limited reso...

Prestige Grooming, My Fresno Groomer I have been looking for a groomer in Fresno for quite some time for my Labradoodle, Charlie.  I have seen other Doodles and inquired about their groomer, but none of them really struck me.  I had seen Bodie many times and always loved how cute he was.  I finally asked his owners how they have him out so much and how he looks and smells so good all the time.  They told me about Marge over at Prestige grooming and get this, that they take him once a week. Now, that was an interesting idea, a bath once a week.  Hmmmm.  I love Charlie, but we weren't always fond of smelly Charlie.  I found out that it was actually affordable and I couldn't wait to get a hold of Marge and beg to see if Charlie could start seeing her.  I didn't know if she was taking new c...
