Market statistics for August 31, 2012 in Fremont, Ca.   I have supplied three charts showing the inventory of single family homes and condo/townhouses that are were posted for sale as of the end of January, end of July and end of August of this year in Fremont, Ca. In Fremont, as in many places in the San Francisco Bay Area and elsewhere, the inventory of houses for sale is unusually small. Real estate is cyclical and we have changed from a real estate market where there were plenty of homes for sale and not that many interested buyers to a market where eager buyers are pursuing a sharply reduced number of real estate buying opportunities. Unknown breed of duck purchased on Portobello Road, West London Last Sunday, we packed up the kids and headed off to the Niles area of Fremont for their city-wide garage sale or street sale. Arriving at about noon and driving ever so gently through First, Second and Third Street in the car and eyeing all that was to be had was fascinating for me but only for a little while. My job broke my heart the other day. In short, I had to tell a very qualified would-be renter that they did not get the home for rent in Fremont. Here is my market update for the Fremont, Ca. real estate market for 7-31-12. As seen in the charts below, the inventory remains constrained although listings of single family detached homes have increased somewhat over the last sixty days. Listings for condos and townhouses remain scarce. The decline in the absolute numbers of REOs and short sales has continued. These distressed property categories now make up a substantially smaller percentage of the total listings then they did at the beginning of the year. As banks have made the belated realization that short sales are better for them than REOs the short sale inventory has become a much larger part of the overall market than REOs. The red-tailed hawk is found all through the United States, Canada, Mexico and even in Central America.  Growing up in the San Francisco Bay Area, I have had the pleasure of living in what has to be one of the red-tailed hawk's favorite places to live and raise their young, Fremont, CA. Fremont's terrain encompasses wetlands that begin at the sloughs like Newark Slough, Plummer Slough, Mowry Slough and Mud Slough, then gradually lifts to become landscape for creeks like Alameda, Morrison, Vargas and Mission and approximately 7 others to the south. I meet with a lot of people who want to buy Fremont, Newark, Union City homes. If they are not already subscribed to receive notifications, I will try to subscribe them to one. They call these emails listing notifications. Market Report: Fremont, Ca. 6-1-12 The big story in Fremont, Ca. real estate is about lack of inventory. Everywhere we hear the same complaint – there are not enough houses for sale. At the same time, buyer demand is strong. The result is that almost every well priced, attractive Fremont home – and many that are not – are receiving multiple offers, often settling above the list price. Look at what has happened in the last four months in the Fremont real estate market.     The inventory of detached homes has declined by 33%. Detached REO listings have declined by 69%. The market statistic for Fremont, Ca. for 1-12-12 show that inventory has moved up slightly from year-end 2011 but is still far lower than the inventory figures for the end of September, 2011.        It does not matter whether you are considering the purchase of a condo, townhouse or single family detached home. It does not matter whether you want a traditional sale, short sale, or REO – or if you would rather steer away from REOs and short sales – inventory is thin. What does that mean? The law of supply and demand has not been repealed. Demand may be down due to prevailing economic forces. But demand has not disappeared. Supply is definitely down. Multiple offers!!?? What?? In Fremont, Ca. How can that be?  All of the news stories are stressing that the economy is still poor, home sales are poor and home prices are not going up. The prevailing wisdom among many people with whom I speak is that low-ball offers are the way in which buyers should make offers these days. At least that is what buyers tell me. Well, I don’t think low-ball offers will carry the day when there are 30 offers on one house! Wow! Thirty offers! What year is this? Are we in 2004? Not only did that house receive a surprising number of offers but the house itself is an REO! Aren’t REOs supposed to sell at a big discount from the market price compared to a “normal” sale? Market Statistics for Fremont, Ca. 11-22-11.   Who says it’s a buyer’s market? One of the major facets of a buyer’s market is that there are lots of choices for buyers. In other words, there is lots of inventory. Not so in Fremont right now. In fact, the available listings of single family homes have plummeted. How much of the decline is seasonal? Who knows? I think we can expect a continued decline through December. January often is in line with December with an uptick in inventory normal in February. We shall see.   So what do these statistics that are evidence of shrinking inventory mean?
