According to Foreclosure Radar, Santa Cruz County has shown overall improvement.   Notices of Default (NODs) have fallen 21.9% since November 2009, while Notices of Sales fell 16.8% since last year.   Jobs update: Last month, jobs in the private sector rose by 150,000, the largest gain since May, while the jobless claims for August and September were revised downward to 110,000 jobs lost.   Analysts say this is another positive sign for our economy, which is growing at about a 2% rate.   This year, the economy has created 860,000 jobs.       Some of our agents have reported an increase in relocation inquiries from people who have new jobs in the Silicon Valley, seeking to buy homes in the Santa Cruz area. But with nearly 15 million unemployed, we would need to put 125,000 people back to work each month to begin to lower the unemployment rate, which has been 9.6% since summer.       There is a lot of argument about how to get people back to work in mass numbers.    In contrast, ever...

  This weekend I had the pleasure of showing my clients a property that I hoped was exactly what they wanted.  It was pouring rain, and they needed to get to their next engagement, but the property spoke to both of them. None of us minded getting drenched or being late!   They decided to write an offer, so we spent all day wrestling with contractual terminology and technology: e-mails, scans, electronic signatures, faxes, texts.    My buyer was exhausted - this is not easy stuff for most people!        I just got off the phone with my buyer - she had to steady herself to keep from falling over.    I got to tell my clients that all their efforts, and their willingness to do whatever it took to write a great offer, helped them win over the other offers.    This is the moment I live for!  ...

This place is enchanting is one of those unique towns tucked away in the hills of California's Redwoods that is home to tales of honor, faith, and scandal. Having many known and not-so-known sites, this little town is part of a historical backbone to the development and success of the great state of California. In downtown Felton, one may visit her beloved historical landmark, an old church which is now a community library. Just east, one can see the famous covered bridge in Felton's Covered Bridge Park. The depths of underwater home values  combined with the rising tide of foreclosures caught most lenders unprepared.    In the latest scandal, congress and the US Justice Department is calling for at least three major lenders (including JP Morgan,  Bank of America and Ally Financial/GMAC), to prove they had the proper documentation to proceed with the foreclosures they processed in over 20 states. Allegations are that, faced with  mountains of paperwork, lenders may have  handled some of the foreclosures improperly.     Title may have been transfered without proper documentation and in quantities too large to have been individually verified. The implications of these investigations are uncertain, but we anticipate there will  be a slowing in the number of foreclosures finalized.       I...

Because parts of the American Recovery and Reinvestment Act were set to expire, the conforming loan limit was about to reset back to $417,000.   This would have crushed many borrowers in Santa Cruz County as well as many other high cost areas.    Recognizing this, President Obama just signed HR3081, extending the current loan limit of $729,750 through September 30, 2011. Interest rates tend to be the most advantageous for borrowers using  conforming loans; jumbo loans tend to have higher interest rates.     Government sponsored  organizations that insure and provide liquidity in the market use the conforming loan limits  (Fannie Mae, FHA, and Freddie Mac).   Today, there were lenders making 30 year loans at 4.25%.   For more information - click below:    http://www.inman.com/news/2010/...

  Today, the National Bureau of Economic Research announced they’ve pinpointed the technical end of this recession as June 2009.     However, most of us feel that this recovery is delicate…and the numbers back our perception.    Late 2009, the country’s economy grew about 5%, but the first few quarters of this year we’ve been slowing from the 3% range to the 1.5% range.  bloomberg.com/u-s-recession-ended-in-june-2009   Home prices in California continue to improve: money.cnn.com/california_home_price_rebound.    This alone may help our market, as fewer homes are underwater.     Interestingly, the modest recovery in home prices is allowing some homeowners  to refinance and lock in amazingly low interest rates – I just heard of one client getting a loan at 4.125%!    Santa Cruz County med...

Every memorial day, Roaring Camp Railroad hosts a Civil War Reenactment.  So I thought I would share some of the awesome pictures from the event this year. As you can see, we sit across from a huge feild and watch as the Union Soldiers try to overtake the Confederate strong holds... See the steam engine rolling past in the background? A picture of the confederate soldiers. These cannons were LOUD! I brought my 3 year old to see this, and its hard to explain to him who the good guys were...  Since we all were americans.  Have a great day!

A friend of mine Dr. (Privacy) an Felton Homes owner has owned the 10 thousand square foot strip center in Portland for 20 years. His father helped him buy it and over the years deeded his interest to my good friend. Like me he is over 50 now & his kids are all grown and done with college.
