I had a couple come in to my office today to meet with me.  They have done everything right - bought a home, have great credit and paid their payments on time each month.  So what's the problem?                                                            They bought a home 4 years ago in a good neighborhood in Elk Grove, CA.  They put approximately $75,000 down on a 3 bedroom, 2 bathroom home with approximately 1400 sqare feet.  They unfortunately paid over $350,000 for this home; it's currently worth approximately $175,000 and they owe approximately $270,000.  So fast forward 4 years...they want to buy a larger home now because they have 2 children - 3 years and 8 years old - and they would like more space, better schools and a more established neighborhood.  Their income is higher now ...

I just closed escrow with one of my investor clients on a Elk Grove foreclosure and thought this would be a good example for prospective investors of what is currently available in the Elk Grove area. So what is the Census?The U.S. Census counts every resident (citizens and non-citizens) and is required to take place every 10 years per our Constitution. Check out the cheery yellow stucco exterior and abundance of mature landscaping with big trees in the yard. It has 3 bedrooms and 2 baths. The assessor shows the square footage at 1,752. The Elk Grove real estate market has been very active for the past few months.  We are continuing to see less inventory, multiple offers on most properties and homes selling very quickly - most in under 1 or 2 weeks! Here are the numbers for the Elk Grove real estate market (95624, 95757 and 95758 zip code areas) - We currently have 893 active residential lsingle family home istings in Elk Grove, with an average list price of $268,381.  Of these 893 active listings,  92 are REO's  (Real Estate Owned) or Bank Owned homes.  In addition 197 of these are Active Short Sale listings and 467 are Active Short Sale Contingent or Short Sales with offers currently being negotiated with the bank.  This leaves 134 homes which are regular "equity" sellers; included in these equity sales are the flips...

Elk Grove homes for sale at half price! It has been a brutal few years for homeowners in Elk Grove California.  Prices are down as much as 50% from their highs a few years back. And while that is a harsh reality for all of us that own homes, new homebuyers are essentially finding Elk Grove homes for sale at half price.  An entire population of first time homebuyers that had been priced out of the market now has a second bite at the apple. While working on short sales, I think as an agents some of my greatest fears, are 1) declining values 2) properties in need of repairs 3) buyers backing out last minute 4) having to ask for a price reduction once it has been approved. In this short sale, ALL OF THE ABOVE OCCURRED. Luckily, my ally in this transaction was the wonderful Wachovia Bank. Elk Grove Realtors spent yesterday building the first Christmas CanTree in Elk Grove at The Secret Garden on Elk Grove Boulevard in Old Town. This is the 27th year for the SAR Christmas CanTree, which is one of the major charitable efforts of the Sacramento Association of REALTORS®. The Christmas CanTree Project routinely raises more than $65,000 per year. Since 1983, SAR has raised more than $2 million to feed Sacramento's hungry citizens. The food donated will be distributed to needy families through The Salvation Army's Holiday Food Basket Program.
