Though home prices are back up mostly to pre-bubble levels in El Dorado Hills, our stats show a very different market compared to those years.  Here is a look at our trends over the last 15 years!For Sale vs Pending vs Sold- This is basically our inventory.  Inventory is used to determine a seller's market verses a buyer's market.  You can see in the years of the bubble- 2005 and 2006 that our inventory in El Dorado Hills was extremely high.  Our market values dropped from there to 2011 when inventory reached its lowest point. Here is a look at the year end and what was selling in El Dorado Hills in December 2017  with the high and low home sales along with sales statistics for the month. Though December is typically the slowest month on the year for the number of listings, it is not generally the lowest for the number of sales.  This month there were 72 sales up from 65 last December!  Low inventory continues to drive up home prices.  Our average selling price is up 6.4% and our price per square foot is up roughly 6% over last December!  Keep in mind that these numbers and statistics reflect MLS sales only.  Very few of the new construction homes come through the MLS.  As long as our total inventory remains low, I believe our home prices will continue to rise.   Highest Selling Home - The highest selling hom...

Here is the Facts and Trends Report for El Dorado Hills Home Sales through March 2017. Homes are always coming and going on the market but it's always interesting to look at the numbers. If you'd like me to sit down with you and explain these in detail, don't hesitate to ask.  Overall, listings are up as we would expect but the number of sales are down compared to March 2016. Price per square foot for the sold homes is up by double digits. The month's of inventory is up as expected since listings are up and sales are down from last years numbers.​Here are some numbers from different price points:Under $500,000 - There were 10 homes for sale compared to last March where there were 17 and 11 sales compared to 24 last year. With all the signs and flexible open house hours, many buyers may think they can just check new homes out on their own.  Sometimes they don't want to bother their Realtor if they have been working with one (which don't ever think you are bothering me) but most of the time they just don't realize the value in having Realtor representation on a new home sale. Here is a look at What's Selling in El Dorado Hills with the high and low home sales for August 2016 along with sales statistics for the month.  As typical for August and our fall lull, our inventory (homes for sale) dropped from the year's high of 271 in June to 228 in August and is also down from 253 for August 2015.  With a drop in inventory we usually see an increased price per square foot and an increased average selling price. Though our price per square foot was slightly higher than our July numbers they were slightly under our August 2015 numbers and the average selling price was actually down 4.2% over last year. Regardless our months of inventory for August with 2.5 months puts us back into the seller market status for the most part, of course that depends on which price range...

Here is a look at What's Selling in El Dorado Hills with the high and low home sales for June 2016 along with sales statistics for the month.  Our inventory rose 15.3 % over last month and also 15.3% over last June and puts our months of supply just over 3 months which indicates a neutral market.  This is good for buyers as there is more to choose from. On the other hand our price per square foot is also up 11.1% and our average sale price up 12.4% over last June - good for sellers (until they try to buy something else when prices are higher for them).
