Wouldn't it be nice to have another way to get to Folsom, without having to get on the Highway? We thought we were going to get it sooner, but it seems that this project is now out of the window of the Countys' 5 year plan.  The extension would be at Saratoga Way, connecting with Iron Point Boulevard.  John Knight urged speakers at the latest hearing on the subject-"not to consider the EIR adoption, which is the final action on the connector."  He went on to stat that the County doesn't have the right of way or the money for this project.  Also, as with any connection-there are other issues to consider along the way...the initial design work is planned to be complete by 2013.  Will give enough time to mitigate residents' concerns. l Dorado Hills will soon be home to one of California's Welcome Centers.  Currently there are only 14 official state visitor centers throughout California where you can stop for visitor assistance, free brochures, clean restrooms and other services but come the end of this month El Dorado Hills will be on the map as well.  The Welcome Centers offer a place visitors can learn about attractions statewide with an emphasis on their local area promoting places to stay and things to do.  Our emphasis will be on El Dorado County and our wonderful attractions. El Dorado Hills, CA REO (BANK OWNED) SALES DATA FOR May 2010 This is a continuation of my three year monthly report on Bank Owned home sales data for El Dorado Hills, CA.  This report covers Bank Owned homes sold in May 2010. There were 15 Bank Owned homes sold in May, down 29% from April.  This depleted the available inventory which presently stands at 1.35 months.  The inventory of all available homes in El Dorado Hills is presently only 3.4 months.  It had been 8.9 months in March of 2009.  Six months is considered a neutral market, so we are still in a seller's market irrespective of what the media reports.. NATIONAL MORTGAGE DELINQUENCIES FOR THE 4th QUARTER OF 2009 The Mortgage Banker's Association has released the National Mortgage Delinquency statistics for the forth quarter of 2009.  As expected, the numbers continue to raise.  The following chart prepared by the Distressed Property Institute reveals these statistics.  They break them down by type of mortgage and status within the foreclosure process.  The first stage is when the loan is in default, meaning that the loan payment is more than 30 days late.  The  second stage is in Foreclosure, meaning that the bank has taken the property back and they now own the property. My market survey is about El Dorado Hills, CA.  The market here is brisk - my phone is ringing, sellers are selling and buyers are buying. In looking at our current housing market conditons, I would say, things are definitely starting to move - our sellers are reducing prices and buyers are buying.  We are a small community with a population of around 25,000 and are located in the foothills east of Sacramento about 25 miles.Compared to last year at this time our inventory in all three categories of listings (REO's, Short Sales, and Regular Sales) is down between 21 and 38% but sales are up across the board.  We are seeing fewer REO properties on the market and more short sales actually selling.  REO sales accounted for 32% of the total sales in April  compared to last April where they a...

   Thinking of buying a home? Consider this: The gap between monthly rents and mortgage payments is at its lowest level in almost 20 years. In some markets, the difference can be less than $100, according to a national study conducted for The Associated Press by Marcus & Millichap Real Estate Investment Services. The study, part of a week-long look at homeownership by the AP, found years of falling home prices and low interest rates have created the ultimate buyer's market. But while buying a home is more affordable, it isn't necessarily easier. Tougher lending standards have made it harder to qualify for a home loan, and unemployment is at 9.7 percent. El Dorado Hills has 315 active listings of which 132 are short sales with 90 of them already having seller accepted offers and waiting for lender approval. There are 20 REO's (bank owned) properties for sale. Home prices range from $199,900 for a 3 bed/2 bath in Crown Village to a newer 6057 sq ft home in Serrano priced at $2,700,000.            There are 52 homes for sale priced under $350,000 and 36 homes priced over $1,000,000 indicating both affordable and luxury living is available in El Dorado Hills.  There are 102 pending sales with average days on the market of 88. There are 145 sold listings in the last 3 months with average days on the market of 83. Average list price to sale price is 97.3% indicating buyers are aware the list prices are already bargain prices.

Buyers are flocking to these homes.  They know that "if not now, when?". This is a much sought after area with home prices that couldn't have even been dreamed up before.  Add to it the excellent schools, the foothills, above the fog, easy commute to Folsom and Sacramento and you can see why the market reports are so strong.
