Here's a look at our Market Trends for El Dorado Hills, CA.  Real Estate is local so look at the charts below to see what things look like here before you jump to any conclutions or start to worry.    Remember it varies by price range so here is a breakdown of our different price ranges:$499K and under - There were only 5 homes for sale in this range compared to 6 last December and 8 last month. There were 4 sales compared to 12 last year and 7 in November. Being this is our bottom range as prices go up, we are seeing less and less in this range.  The average price per square foot of those sales was $256 down from $274 last month but up from $245 last December. Low inventory in El Dorado Hills continue to drive our prices up.  We are in a lull as is normal for us this time of year but August statistics show our Average Selling Price up around 18% from last August. Though home prices are back up mostly to pre-bubble levels in El Dorado Hills, our stats show a very different market compared to those years.  Here is a look at our trends over the last 15 years!For Sale vs Pending vs Sold- This is basically our inventory.  Inventory is used to determine a seller's market verses a buyer's market.  You can see in the years of the bubble- 2005 and 2006 that our inventory in El Dorado Hills was extremely high.  Our market values dropped from there to 2011 when inventory reached its lowest point. Here is a look at the year end and what was selling in El Dorado Hills in December 2017  with the high and low home sales along with sales statistics for the month. Though December is typically the slowest month on the year for the number of listings, it is not generally the lowest for the number of sales.  This month there were 72 sales up from 65 last December!  Low inventory continues to drive up home prices.  Our average selling price is up 6.4% and our price per square foot is up roughly 6% over last December!  Keep in mind that these numbers and statistics reflect MLS sales only.  Very few of the new construction homes come through the MLS.  As long as our total inventory remains low, I believe our home prices will continue to rise.   Highest Selling Home - The highest selling hom...
