Dublin Market Report- Detached Homes – February 2014

Significant change for Dublin detached homes. Up a full 28% when compared to last year. However, you can see that the increase was gradual until the spring/summer season where it really shot up. This chart follws a fairly 'normal' market curve. Very low market time in spring and summer, but building during the fall and winter months. February to February as a percentage is a big jump at 93%, but 25 days average market time is still a quick sale. Supply up as well as demand. Better than having demand down. Price appreciation has allowed some sellers who were upside down to make a move. Some of these sellers are investors who timed the market well and bought during the downturn.
