Here is this months Discovery Bay Market Report. These figures were pulled from the MLS on July 13th & 14th and are for Single Family Homes only. There are some slight differences in the Sold properties for May in this months report and Last Months Report Due to late reporting. Prices in Discovery Bay are heading up sharply with a 13% price increase in one month based on sales price per SF. Similar increases are in effect for the sub category of Deep Water Dock Homes. Discovery Bay has a number of eclectic communities and homes. Due to the relatively small number of homes sales it is subject to extreme price swings, but there is a decided up swing in prices. While much of East Contra Costa County seems to be stabilizing Discovery Bay is still heading down: The trend from Last Months Market Report Continues. This numbers were taken from the MLS on May 18, 2009. I only looked at Single Family Homes. In March 29 homes sold in Discovery Bay with an Average Price of $377,293.00 and a Median Price of $325,000.00. The homes that sold spent and average of 42 days on the market and sold at an average price per SF of $136.00. The prestigious homes in Discovery Bay have Deep Water Docks and eight of those homes sold in March. The average price on those homes was $580,500.00 and the median price was $534,500.00, spending and average of 39 days on the market and costing $202.00 per SF. Discovery Bay is one of the most unique communities in East Contra Costa County. Originally a weekend get away community it is now a mixture or second homes, commuters and people that telecommute or work in the community. Most of the homes on the water command a higher end market price, although there are a number of homes that are not water front or part of the original Discovery Bay community. All of this makes it hard to evaluate the Community, but we will just start with the numbers. These numbers were pulled from the MLS on April 27, 2009. Discovery Bay California is an exciting place to live and play in an upscale water front community. There are includes the original community and The Lakes at Discovery Bay California. I put out a general market report on the East Contra Costa County area about once a month.  But people want to know what is going on in a specific market.  The specific market can refer to a community or a particular type of home.  On of the most unique and exciting place to live (and play) in East Contra Costa County is Discovery Bay.  Discovery Bay offers a number of divergent communities, including The Lakes, Golf Course communities, and homes with Deep Water Docks.As of 4-15-08 there were 192 homes for sale in Discovery Bay of those 45 are Bank Owned Homes and 69 are on Deep Water Docks with 3 of the Deep Water Dock Homes also being Bank Owned.  Looking at Sales in March of 2008 there were 17 homes sold in Discovery Bay, 13 were Bank Owned Homes, and only 1 Deep Water Dock Home sold... 04/16/2008
