 I Think It's Time For A New Sink!  I have done some work for a woman who bought a fixer a few years back. She had every intention to get in and doing a lot of work in making the home more appealing. As with many things, time gets away from us and things get pushed back, especially when working on our own projects.She has reached out in an attempt to get some of these things done soon. I think she sees that things have not changed and she could use some help. The list can be a bit long but for a professional the list can be worked through rather quickly.  The Magic of Caulking  There are many benefits that caulking can offer but sometimes we can get a little carried away with it's use. I recently saw a fairly new counter top that had a gap at the wall, the contractor answer was fill that gap with caulking. The gap was nearly one inch wide.

 That Wood Is So Rotted,I Can Put My Thumb Through It.  There are times when we have a feeling that the wood siding is just not right, it looks funny. The siding that is damaged will look warped or swollen and may be discolored. Sometimes we can get a good idea by just putting a little pressure on the surface in the area.

  Sure, You Can Touch Up That Paint!     We are all looking to do things fast and easy, less time and money is best! We can see this sort of thinking in many of the repairs needed to rent a property. One of those areas of repair is painting, we can just touch it up with some new paint right? Before going around the home with a brush and enthusiasm and finding out there is a problem later, consider this first. The paint may not match. Sure, it is the same brand, same color, same sheen but for some reason it is not exactly the same. It may be close but it would be best to check an area and verify that it is what you expect before zipping around the house. Test a small area, check for color and sheen but be sure that it is dry before judging. Maybe you can get by with a touch up paint, but...

  You May Be Surprised At What We Are Going To See Under That Wood Deck.   I have torn apart more than my share of wooded decks that have rotted over time. Dirt, debris and moisture can cause wooden deck to get mushy pretty quickly if they are not maintained. Here is just a quick look at what a deck my look like once the deck boards have been removed. You may be surprised to see the damage that has happen below the surface of the decking.

  Even the Overflow Needs to Be Watertight     By design, most tubs have an overflow to catch water as it gets too high and divert the water into the drain. It is important that this patch is also watertight, otherwise a leak can occur. Be sure to check that there is a gasket in place and that the cover is firmly tightened. The photo shows a cap that is not tightened firmly.

  Risky Climbs Sometimes Needed     I'm not much of a daredevil but there are times that I have to take some risk in getting the job done. When it comes to ladders, this may involve some calculated risk. Where a ladder goes, the footing, the angle, and all that creates a potential fall hazzard. I sometimes have to get up to do a repair in a near impossible location. I do have to climb to do the work; if I'm comfortable with the risk, I will go up.

  She Won't Be Able To Fit In The Door!         When it comes to making a bathroom accessible for the handicapped, you have to start with the door opening. Typically, the door needs to be 36” wide and we have less than 28”.   No matter what gets scheduled on the inside, this doorway needs to be opened up so she can get in the room.    Wanna see what we plan on doing inside this barrier-free wheelchair accessible bathroom?   What is Required For a Barrier-Free Bathroom?

Two water heaters schedule to be installed on the same day, different properties.   Water heater installations and replacements seem to come in groups, I’m not sure why that is but it happened again. So this week I need to install two water heater units, one at each of two different properties. The good thing about that is that I will have the tools that I need for both on the same day. There is nothing as frustrating as being asked to install a unit the same day I you do not have all the tools and equipment. Trust me it still gets done, but I end up with more than my share of Mapp gas and torches. Getting the heater installed is the top priority, no matter what it takes.   Check The Lower Siding First           I am often asked about where to look for dry rot in the siding and trim of their homes. My first response is usually to start at the ground and work your way up. This happens for a reason.   The lower siding and trim may be in contact with the soil, get sprayed by the sprinklers, or stays in shady dark areas. So start down low, you may be surprised what you find.

      The baseboards near exterior doors can be a good indicator of moisture problem. While it may not yet be dry rotted wood, the swelling and movement of the baseboards can be an early sign of moisture intrusion. The solution may be a simple matter, or it may be a more complicated leak. Consider having a qualified contractor help in determining the source of the moisture.

    So we did get some rain finally…. But we are still in real trouble for water.       After 52 days without rain we finally got a little storm yesterday and through the night. There was even snow in the Sierras, some places reporting 2 feet of snow! But with record low levels of water, this storm was a drop in the bucket. We can’t think that we got any relief, we must still to the water restrictions more than ever!

  I had stated in an earlier post that I needed to get my “thank you” postcards sent out, it was something that I had neglected for a while and made it a priority to do early this month to show my true appreciation to all those that do business with me. I did in fact get those cards in the mail today despite having trouble purchasing the 33 cent stamps. You would think the post office would never run out. I just needed a couple dozen, but had to go to three locations to fraction enough postage. I wonder if there is a Forever Stamp in that denomination. So an interesting thing happened as I received my first set of stamps from the first location, the post office in Diamond Springs. It seems so simple to everyone, but it’s the little things that make a different in the final product.   If you are planning on going back in, let’s make it a door!       It was discovered that the main line at an apartment building was missing a clean out to a portion of the main drain line. The plumbing had used a drain line within the walls to get the line clear a few months ago. I was not informed of the reason for the hole in the wall was it was cut open; I was just asked to patch the hole and make it match the existing surface. So I did. A similar drain clog happened again and the hole that I patched had to be opened again. I was asked to patch it again. What? You plan on using this as the entry for the clearing of the drain line when it gets clogged again, why not put in a door so you can open it the next time.   Diamond Springs Walking Trail Mixes The Old With The New   When it comes to getting out for some exercise in the Sierra Foothills, there are numerous walking, riding, and horseback riding trails for the enthusiast in El Dorado County. One of the latest additions was a 2.6 mile stretch in Diamond Springs, CA. This leg of the El Dorado Trail is named “Trestle Segment”.   Along the trail you can see many of the older construction for years ago. This storm drain was left untouched during the construction of the new pavement a few years back. Unlike the modern precast concrete drainage tubes that we see every day, this drain is different.
