Check it out!  As you can see the for Sale inventory is slowly creaping up for February and as I see it the inventory is continuing to increase as we are in March the 11th. New listings are the life line of sales and as you can see the inventory is climbing at a pedestrian pase hence it remains to be a Seller's Market in Culver City!Needless to say another factor is Days on Market  As you can see the Days on Market is shrinking another indicator that the Culver City Single Family Market is a Totally Seller's Market. Please look at the three year statistics for  a better understanding.Now with that said let's look at the Sold Statistics for the same time period. Needless to say without understanding the price point one would be wondering what happened...  As you can see here is the true answer why the volume has decreased in the number of sales. Clearly the answer is the massive price increases. So what does that mean? There has been a tremendous increase of demand to buy homes "near silicon beach". Culver City, CA October 2015 Market OverviewIn Culver City there were 20 single family home sales in October 2015, down from 27 in October 2014 and a 13% decrease from the 23 sales closed last month. The average list price for single family home sales in October 2015 was $1,063,050 compared to $928,756 for October 2014, representing a 14% increase. For the three-month period from August to October 2015, the average list price was 20% higher than the same period of the prior year. Average sales price for October 2015 was $1,075,000, compared to that of August through October 2015, which was $1,078,461. These results indicate that the sale price is trending down.
