How many of you love the idea of getting a deal? I know people who can smell a deal, and when you've been around a while, and have a little shopping ‘experience' then it's usually easier to be able to look at the signs that they may in fact, accept less than their asking price. - Some tell-tale signs that the seller will probably take less - 1) Has the property been on the market longer than 30 days and no offers? 2) Is it overpriced? Maybe that seller and agent just had to try for a higher price. A lot of times, after the home has been on the market for 30+ days with no offers, sellers get the idea that they need to reduce if they want to sell. 3) If you make a reasonable offer, who could blame you? I've created a Lotto For Life - Pay It Forward Once again, this year, I have joined a Relay For Life team, which raises funds for the American Cancer Society. What I've decided to do is create a group lotto where half the proceeds for buying the tickets will be donated to the American Cancer Society. I'm creating a website where people can purchase the California Lottery tickets online using their credit card or PayPal card. $10 only per person.  $5 goes towards purchasing group lottery tickets, the other $5 goes to the American Cancer Society Relay for Life. I'll have more details on this with the website up and running in the next week or so. It's a great way to donate, yet be a part of a HUGE group lottery ticket purchase. Active Residential Real Estate listings are up 6 (three more Covina Home listings and three more Covina Condo listings), now at 234 from 228 last week. Compared to last week's figures, not much has changed when it comes to active listings for Covina Homes and Condos. Based on figures extracted from the MLS last night, there are currently 238 active Residential listings for Covina. No significant changes within the price ranges for homes or condos were noted, just a slight increase of 5 active listings for Covina Homes. Look through all active Covina Home Listings! Covina Homes and Townhomes! Welcome to this week's Covina Homes and Condo Market Update! There seems to be a subtle yet steady increase in active listings over the past weeks in Covina - 241 total active Listings for Covina, 200 Covina Homes (up 8 from last week) and 41 Covina Condos (down 3 from last week). No significant changes amongst the price ranges, just a fairly even increase across the board for Covina Homes (I would like to point out though that there are 4 new listings above $500,000!). Covina active Residential Listings have been fairly stable over the past month, fluctuating between 226 and 228 total active listings (this includes Covina Homes as well as Covina Condos). There seems to be a somewhat significant change in the amount of active Home Listings in the price range between $200,000 to $300,000, the $300,000 to $400,000 range and $400,000 to $500,000 range - while there seems to be a decrease in the $200,000 to $300,000 and the $400,000 to $500,000 ranges, there seems to be an increase in the $300,000 to $400,000 range. On 09/15/2010, there were a total of 29 Covina Foreclosures amongst the currently active Covina Residential Property Listings - 22 Covina bank owned Homes (12% of the total Single Family Homes for sale) and 7 Covina bank owned Condos (17% of the total Condos for sale). I haven't been here in Covina very often since I lived here in the early 70s, but lately, I have been showing quite a few homes for sale to buyers who are looking for their first home. It has certainly brought back the memories as I have driven through so many neighborhoods that I used to know like the back of my hand.  Now, the more I drive the streets of this "A Mile Square and All There" city, the more I feel back at home.
