Happening in San Diego this weekend an event that I should be attending; the one and only Octoberfest at the Hotel Del Coronado on beautiful Coronado Island in San Diego!   Here are the details: From Friday, September 26 through Sunday, September 28, experience a Bavarian-style beer garden on the Sun Deck with authentic food like bratwurst and sauerkraut, Munich-style pretzels from San Diego Pretzel, schnitzel and more, plus select specialty beers from breweries like Paulaner and Karl Strauss. Coronado Homes For Sale – June 2014 Real Estate Market Update The May 2014 results for the Coronado Real Estate market recorded a 16.1% increase in median price over last year’s results. The median price for May 2014 was $1,274,500 vs. $1,097,500 for the same period in 2013. The number of closed sales decreased by 6.3% to 30 units, in 2013 the number of homes sold was 32. As we move into June the real estate market in Coronado, is starting to see a decrease on home inventory levels. The current results indicate we are moving towards a seller’s market. The inventory of homes remained the dcreased to 138 units in May 2014, compared to 193 for May 2013. The DOM decreased to 54 days from 96 in May 2013. Advice for 2-income families:  a good rule of thumb is to buy what you can afford with only 1 income.  Of course, you probably won’t get the most luxurious home, but you'll have stability knowing that you will be able to survive any future life decision or financial hurdle.I often see young buyers (with no children) purchase a large, expensive home that requires 2 incomes.  After they move in, the wife gets pregnant and decides to stop working so she can be a full-time mom at home with her baby.  Unfortunately, she can’t stop working because the mortgage payment is excessive.  So she will be forced to decide:  Either be away from her baby, or downsize to a less expensive house. Yesterday was travel day for me to reach the 2014 version of Sell-a-Bration, which is being held in Coronado, CA at the Loews Coronado Bay Resort.  Fortunately, I caught an early flight and was checked into the hotely by noon, pacific time, and spent the rest of the afternoon walking old town section of Coronado, the beach, and the business district along Orange Ave...                                                                   What a great feel this town has!  Having never been here before, I didn't know what to expect...
