If you owe more than your house is worth and can't afford your payments, you might be able to sell it for less than you owe -- without having to pay the lender the difference.   If you can no longer make your mortgage payments and your home is now worth less than you owe on it, foreclosure may not be your only option. A short sale, in real-estate terms, is a sale of a house in which the sale price is less than what the owner still owes on the mortgage. It is a procedure sometimes agreed to by lenders, who often would rather take a small loss than go through the lengthy and costly foreclosure process, in which the lender allows the sale of a home for less than it is worth and forgives the rest of the note. While there are some significant negative consequences to a short sale, an ever-...

Coronado, CA Exquisite NEW Waterfront Luxury Home With Seller Financing   Several days ago we attended an event for Real Estate Professionals. The party was put on by a very upscale real estate magazine and was held at a truly gorgeous, NEW, waterfront Santa Barbara style estate. Perfectly situated right on the San Diego Bay in the lovely City of Coronado the home offers spectacular views of the Bay and the beautiful San Diego skyline. We all know the most important three words in real estate are location, location, location and this fine residence certainly has that. But it also has so much more. I will list some of the wonderful, top of the line amenities but did want to point out the seller of this home is offering Seller Financing. This type of mortgage option is becoming increasing...

Through out San Diego, Ca. The upper end market of million dollar homes has seen a surprising appreciation, of 15% per DataQuick information systems in 2010. Last year, San Diego county saw 1,814  sales in that price range up from 1,578 in 2009, a possible sign the high-end market may be picking up. This upward motion is mirrored statewide in California, where 22,529 homes priced at $1 million or more sold in 2010, up 21% from 2009 when 18,621 sold. In San Diego county, the priciest sale in 2010 was a 4 bedroom 4.5 bath beach front home in Coronado & it sold for $10.5 million per county assessor's records. Was on the market 158 days, with an original asking price of $14.8 Million. Though sales of high-end homes rose last year in San Diego County they're still 68 % lower than the peak of...

San Diego:Birthplace of naval aviation(part 2) Today marks the beginning of a year-long celebration of naval aviation which had its beginnings right here in San Diego 100 years ago! Way back in 1911, Glenn Curtiss (1878-1930) established the first military aviation school in the country right here in San Diego at what is now the North Island Naval Complex. On January 26, 1911, Curtiss made the first successful seaplane flight in the United States. It took three tries, but on that third try, he stayed airborne for one minute and twenty-one seconds. He took off from an area then known as Spanish Bight, a long strip of water that separated the c...

Hello and Welcome to Coronado~ San Diego California Foreclosure Auction Search, Bank Owned Foreclosure Homes for Sale & Real Estate.   Understanding the foreclosure property auction (also known as Trustee Sale) process takes time, due diligence, and understanding.  Saavy Real Estate investors can find some of the best deals around buying at these auctions, but is it right for everyone?   We would like to help explain further about these auctions and the benefits and downsides of buying Real Estate at them.  Once you understand the processes, you may find that it's right or not right for your current situation. Ristorante La Terrazza Offers Great Dining in Coronado, San Diego CA NOTE: It has been brought to my attention that La Terraza is now closed. Rather than remove this post I share that information here for those who might not be aware     After our visit to the Hotel Del Coronado on Coronado Island, we took a short walk through the downtown area to explore a bit. The food bell was ringing so we dropped in at Ristorante La Terrazza, just a block from The Del, for lunch.  Ristorante La Terrazza offers rooftop dining indoors or out with view of the downtown area. With the bright sunshine, blue skies, and temps about 58, it was a great time to sit outside above the street and watch the world go by while enjoying a terrific lunch.   The Ristorante La Terrazza menu is extensive, as one usually...

New Year's Day 2011 and A Visit to the Hotel Del Coronado in Coronado, San Diego, CA  A very special evening with close friends, plenty of wine and champagne, and fabulous food with everyone chipping in made for a wonderful way to ring in the New Year last night.  And with living on the Left Coast we get to enjoy Times Square at 9, Chicago at 10 and then LA at midnight (I think we watched something at 11 but we were having too much fun laughing and I don't remember).  Here was our contribution (OK, it was my wife's - I didn't do a thing this time).   Today,New Year's Day 2011, was a day of downtime after a very later night, and a visit with my wife, Kay, to the Hotel Del Coronado on Coronado Island. Coronado Island isn't really an island but there is a really neat bridge to get you from...
