Eastvale single-family home inventory showed continued signs of price stability in January 2010 however sales volumes are down both month-over-month as well as year-over-year.  January 2010 Summary Results:  Sold prices ranged from a low of $295,000 to a high of $543,000 Price per square foot ranged from a low of $85.33 to a high of $150.47 Days on market ranged from a low of 0 days to a high of 396 days Sale-price to list-price ratio ranged from a low of 0.97 to a high of 1.16 Total sales were 57 single-family homes Average selling price in January 2010 was $382,986.  The lowest priced sale was located at 6804 Wells Spring St which sold at $295,000 vs. listed price of $299,900 and was a bank-owned home listed by an Downey based agent.  The selling agent was not disclosed however the sa...

Corona Irvine Tunnel Project If you live in, or commute through Corona to South Orange County, you've likely heard of the Corona-Irvine Tunnel Project.  Media outlets this morning reported that the potential cost for this 11.2 mile tunnel through the Cleveland National Forest is likely to exceed 8.5 billion dollars...  that's $8,500,000,000.  That is a HUGE number and likely to kill the project... at least for the foreseeable future. Often times we Stagers hear the comment that smaller lower priced homes do not benefit from staging and the cost is not worth the return.  It's a misconception that many hold on to.  Some agents will say they don't specialize in high end homes so staging is not a realistic service to offer the "average" seller.  Some home sellers figure staging is just for big fancy homes and in today's economic climate it can be hard to convince them otherwise. My community of Corona, California is a small but bustling suburb in the Inland Empire about 50 miles east of Los Angeles.  I have been a limited time contributor to Active Rain but even with limited time to blog I have met with success due to "The Power of Active Rain". Corona Chevrolet Closes Doors The long time Chevrolet dealership on Wardlow Road is closed for good and several dozen local jobs are lost as a result.  The owner was disappointed when an extended discussion with General Motors, who wanted to close the facility as a nationwide reduction of franchises, turned out fruitless.  The Corona Chevrolet closure is one of approximately 300 closures which have taken place. HUD takes measures to assist home sales In the second biggest news story this week, the U.S. Department of Housing and Urban Development has granted a temporary waiver of the 90 day flip rule.  With stiff conditions and guidelines, the revised policy will allow home buyers to utilize FHA insured financing for purchases of HUD homes, bank owned homes, and private resales. The waiver takes effect on February 1st, 2010 and will remain in effect for 12 months. See smoke near Corona in the mountains? - don't fear Many people have been concerned over the past couple days about seeing smoke in the mountains near Corona, California.  Normally it would be reasonable to suspect a forest fire, but in this case it's just the Forestry Service burning some brush in the Cleveland National Forest.  This is a regular activity for the Forestry Service to reduce clutter (which could be fuel for an UNcontrolled fire). Corona Man Found Dead Police found the body of a man in a home at the 4700 block of Feather River road in the Green River Gated Community yesterday. There were reports that a shot was heard, but the police haven't released any additional information yet. Personally, I'm inclined to believe that if it was a homicide, the perpetrator likely knew the victim.  The gated community is gate guarded 24/7. If the perpetrator didn't know the victim... I'd guess it was then likely that the assailant was living or a guest of another occupant of the gated community. Just my amateur detective leaking out. OK, back to my specialty.... If you've recently heard of the new proposed HAFA (Home Affordable Foreclosure Alternatives) guidelines regarding the 10 day requirement of lien holders to make a determination on short sale requests, you're probably pleasantly surprised.  My reaction was a bit different.  In internet/blog terms... Corona CA Real Estate - Market Report  This is a snap-shot of Corona, CA real estate for December 2009.  The number of houses for sale and that are in escrow is as of January 9, 2010.  And as that same day, there are currently 533 active listings for single family homes for sale in Corona. The information below is organized by Corona CA zip codes.  The average list price of sold homes shows the average price as listed on the multiple listing service and the average sold price shows the average actual sales prices.  The number of houses in Corona that are in escrow has gone down significantly.  I believe this is due to not as many people out house hunting during the holidays.   It is still a great time to buy -- with low housing prices, very low interest rates and the tax credit for home...

Corona, CA Home Values and Home Sales for November 2009 The months of supply of homes for sale is extremely low for single family homes in Corona, CA.Since this time last year, the supply of homes for sale has decreased by 74% The supply and demand for single family homes in Corona also shows us that the number of single family homes for sale is down 65%. The number of homes for sale (demand) for single family homes is down 41%.   Over the past year the median sales price has decreased by 1%. CHECK THOSE HELMETS Those of you who regularly visit my blog know I have two girls that play Fastpitch Softball.  Our family is very busy with it most of the year.  It has become a sport that our crazy family life revolves around, even for our two kids who don't play a sport.  That's another subject.
