I recently was reading a blog about home prices in the Eastvale, CA area and how it relates to the bid for Eastvale to become a city.  The blogger stated that he is not concerned that prices will drop any further during the next couple of years. My concern is that I think it IS possible for another drop in prices.  There are currently over 800 homes in Eastvale which are currently facing foreclosure (either a filed notice of default or notice of trustee sale).  I don't have visibility into how many more homeowers are 'behind' in payment that don't yet have the public-notices from their lenders but I wouldn't be shocked if it were another 1000 homes. I have posted on this topic before, and recently have had more questions and visits from seniors who are concerned about their reverse mortgage balances being higher than their home's current value. I want to go into a bit of detail, but before I do here's the answer in a nutshell:  As long as the borrower is living in the home, paying taxes and insurance and maintaing the home in good condition, there is nothing to worry about.  So please, do not lose any more sleep over this or don't let your loved ones lose any sleep.  All is well. Eastvale single-family home inventory showed continued signs of price stability in January 2010 however sales volumes are down both month-over-month as well as year-over-year.  February 2010 Summary Results:  Sold prices ranged from a low of $295,000 to a high of $450,000 Price per square foot ranged from a low of $94.03 to a high of $175.75 Days on market ranged from a low of 0 days to a high of 196 days Sale-price to list-price ratio ranged from a low of 0.65 to a high of 1.18 Total sales were 62 single-family homes Average selling price in February 2010 was $382,986.  The lowest priced sale was located at 12927 Skokorat Ct which sold at $295,000 vs. listed price of $280.000 and was a short-sale listed by a Costa Mesa based agent.  The selling agent was based in El Monte and the sale ...

Don't be misled If you've been paying attention to the real estate market, you're bound to have seen many agents claiming to offer FREE Short Sale help.  For the unsuspecting homeowner facing foreclosure, it may sound great... but use CAUTION.  What good is the FREE help if the agent you've contracted isn't really a short sale expert?  You might just end up losing your home to foreclosure due to the inexperience of an agent trying to pull a fast one by marketing their services as FREE or telling you they know what they're doing. Eastvale single-family home foreclosures continue to run high but banks are sending fewer initial notices of defaults and cancelling more sales than in the past - a continuing sign of stability finally coming to Eastvale.  Third party investor activity continues to be hot with multiple parties bidding up sales at the courthouse steps.  February 2010 Results Initial Foreclosure Filings - Notices of Default.  There were 57 Eastvale properties which received a Notice of Default - the first public step in the foreclosure process - during February 2010.  This is down from the 71 homeowners receiving these notices in January 2010 and down significantly from the 169 homeowners who received these notices in February 2009. Today I received the tragic news that Chris Dominguez, of Prudential California Real Estate, Corona has passed away at the age of 33.  Chris worked with Tom Tennant and Kristen Smith for nearly six years and recently refocused his efforts on full-time real estate after a layoff. I can't hold it in any longer! Are any of my "Professional" peers blown away by the number of newbie agents (or agents licensed for years who have listed and sold less than a dozen houses) who post on Active Rain and elsewhere online CLAIMING to be "Short Sale Experts"? Not only are they misleading the public by claiming to be experts, they may end up costing an unsuspecting homeowner a Foreclosure due to their lack of experience in negotiating short sales with lien holders.  Most recently, an agent in my own city (who is employed with an out-of-town brokerage) has posted as a short sale expert, yet has ZERO active listings on the local MLS and only 4 successfully closed listings in the past 5 years (NONE OF WHICH WERE SHORT SALES AND ONE OF WHICH WAS HIS OWN HOME).  I'm currently nego...

It is almost time!! Much speculation surrounds the timing of banks releasing their so called, "Shadow Inventory". Many of the top industry experts I have talked with have put the total number of homes in shadow inventory at as many as 7 million. Obvioulsy, our market here in Corona makes up a small percentage of that, but a recovery does not appear likely any time soon. We are looking at about 33 months on a national average to deplete this inventory. That is assuming that there are no more foreclosures added in the next three years.....not likely!!

Caution Ahead... Corona's Eastvale neighborhood has sharp curves If you're searching for a home in North Corona's Eastvale neighborhood... use caution.  While Mello Roos fees are common in newer developments, some areas in Eastvale were set up with some hefty Mello Roos fees some 3 to 5 years ago and now that the prices have been chopped almost in half, these Mello Roos fees are an even greater percentage of the sales prices. Example:  2005 price... $500,000 (tax 1%, mello roos $2,500 or .5% for a total of 1.5%)... Man dies in Corona freeway accident A man driving a pickup truck on the 91 freeway in Corona Monday morning crashed and subsequently died while transitioning from the 91 freeway onto the 15 freeway.  Traffic was held up during the cleanup of the scene.  I believe the victim was travelling alone and no other injuries or deaths were reported.
