Real Estate Investor Tip of the Day – June 3, 2012 Buying your First Apartment House. If you are looking to get into Buying Apartment Houses this might be a wise move. But a word of caution – getting a loan on your First Apartment House might be difficult unless you have experience Owning an Apartment House. This is a quandary as how can you get the experience without a loan? Well there is a government Apartment House Loan program that might work, but it is cumbersome and not easy to get. The other alternative is to go to a Portfolio Lender for your Loan. The Portfolio Lender may charge a little more than regular lender, but not hard money. The Portfolio Lender is going to lend primarily based on the asset (Apartment House) and the Security (Down Payment); and of course your credit. Rem...

Most of my investor clients will take my advice regarding which home warranty company to go with, however over the last few years I found the REO title companies pushing cheap Home Warranties to the buyers at closing.  Because I manage most of these properties after close guess who gets stuck dealing with the HW company ME!   i have worked with almost all the flavors out there and I can attest in my local area Fidelity National Home Warranty Company is the best mainly because they use local vendors the same ones on my list.  ie: the good ones........ an example of a bad warranty company is when they hired a plumber from lodi to service Concord, the response time was 24 hours for a sewer line back up....I am now Advising my clients to #1 Choose a local title company no matter the incenti...

Should I Stay or Should I Go? In 1981, English punk rock band The Clash wrote “Should I Stay or Should I Go?” about the rocky personal relationships between members of the band when facing the dilemma of sticking together or breaking up. The lyrics could not be more appropriate for homeowners buried in a mountain of negative equity and wondering what to do. After all “if I go there will be trouble and if I stay it would be double.” The first step in answering this question is to find out if you qualify for a modification or if you can refinance using the HARP program to take advantage of today’s low interest rates. The process of getting a modification can be very frustrating. It’s “always tease, tease, tease, you’re happy when I am on my knees.” It not only takes a while to get approv...

Concord Free Movie Night and Concord Drive in Theater The Concord Drive in Movie Theater is one of the Last Drive in Theaters in California and is nice with two screens.  I used to go there periodically but have not been in a long time. But we are going to the Concord Drive in Movie Theater this Thursday night.  It is Free Family Movie night with Free Admission for everyone and $1.00 Nachos.  The movies start around 8.  Cars 2 will be on one screen and Transformers on the other screen.  The second feature will simply be the movie shown on the other screen now on the side you are on. We have young kids and it is a school night, but we figure we can do one.  Pack Dinner, Pack the Snacks and off we go.   Free is right in our budget and it is an easy way to see movies with a lot of noise an...

Another one of our great local sponsors for GreenFEST 2011 is Doorstep Farmers! Don't forget to visit us on September 15, 2011 from 4-8pm in Todos Santos Plaza for this year's GreenFEST. Doorstep Farmers is a Community Supported Agriculture service in Pleasant Hill, CA. Doorstep Farmers is a youth owned business and sources much of its produce from farms as local as Martinez, Pleasanton, and Brentwood. I asked Michael Wedgley how this business got started, and here is what he said: "I started the business about a year ago on my own with only about $400 dollars, an ACL and meniscus tear in my right knee, ...

WHO are our sponsors?  We are proud to have Green Check Collective as part of GreenFEST 2011.  Read about Nelda and her journey to sustainability What got me started...The architectural firm that I worked for was remodeling an old building to move into. They were going through the LEED process. We had green building workshops at noon. I got interested but did not find the time to study further. Why?After a down turn in the housing market and being laid off, I took classes to become green certified. I got my opportunity to study. Why was certification important? As an architect it puts me on the cutting edge of being sustainable. It feels good doing something to be a good steward the earth. As a green certified business it shows that I am walking the talk. As I teach green building techniq...

I worked with my buyer for over 6 months trying to find a decent home within her retirement income price range.  Unfortunately, that price range was the same as investors buying with cash so we lost several offers.  Then I had a brilliant idea....we would find a really ugly but structurally sound home well under her price range and utilize the FHA Rehabilitation Loan to make it perfect.  The idea was great, the execution was painful - primarily due to what I didn't know.  Thank goodness I explained to my buyer in advance that this was new territory for me. We found a bank-owned fixer in a good neighborhood at a price that allowed the improvements. The original scope of work included: - New insulation in the attic (current insulation was nothing but dust) - Add a Tankless Hot Water Heate...

It will never cease to amaze me how few people have even heard of the FHA 203k loan program. It also makes me wonder how they have been in business do long and NOT known about it. Then you have those who know absolutely nothing about it and tell everyone else it is a bad thing... loll Yes, there are those out there that don't want anyone to do a 203k loan as they heard from someone years ago that had an issue. I guess if those same people ever had a fender bender they would never drive a car again. Of course not. But they will tell you in a heartbeat of a problem that they heard from someone about that was a disaster. When you pin them down quite often they can't provide any specifics as they really had no direct experience with one.  This is clearly a niche product but you can have a p...
