Have Clovis home values peaked? The chart above indicates that median home values climbed April - June but then decreased over the past 2 months.  As more and more foreclosures are sold, median home prices naturally will drop.  This doesn't necessarily mean we're in for another huge price drop.  Here's why.

Nothing could be more true than in real estate.  The vast majority of home buyers use the Internet to start their home search.  Over the course of a couple of months, they'll browse thousands of photos of homes for sale, looking for the "one" that stands out and says, "this is home." Each time buyers search for homes, they do what we all do - make quick first impressions - and then move on.  Within a fraction of a second they'll view a home's image, draw a conclusion, and then eliminate it from consideration based on how good (or bad) the home looks in the photos. Are Clovis Home Prices Stabilizing?  According to a new survey of real estate professionals, many Realtors think that home prices will remain the same for the next six months.  What does this mean for Clovis? The number of active foreclosures reduced by over two-thirds in the past six months leveling out around 450 active foreclosures beginning in May 2009. Pricing in homes under $250,000 has been slightly rising, but overall the number of sold properties and the average pricing of those homes has remained relatively steady for the past 4 months. Today's the day. The weekends major event known as Big Hat Days. Pollasky Avenue will be filled with vendors, games for the kids, food and music. I'll be at the Greyhound Adoption Booth showing off our rescue dog Kizzie. We adopted Kizzie last April after attending the event the year before. She has been a most welcome addition to our family and is a great indoor dog. She was a racer in Arizona with a long pedigree. Her Father, Kiowa Sweet Trey sired over 7,000 offspring ! Lucky dog! Kizzie was in 73 races and won 12. She'll be 5 on June 2. She loves being petted and is great around other dogs and people. I know she'll be tired after her stint today, but since she sleeps a good part of the time, she'll be ready to go in no time. If you're in the Clovis, Ca area stop by and say hello. On...

Reading the new Connecting with Clovis newspaper. A part of the CUSD Today paper. Lots of intersting stuff, not the least of which showcased the recent Amgen Tour of California and the return of Lance Armstrong to racing. It brought about 50,000 spectators into Clovis and was the highest attended sports event in California history. The benefits were huge to the local economy, from hotels and restaurants, to shopping and charities. The weather was spectacular and was the first day the riders had sunshine. Coming up are Big Hat Days, April 4-5, The Rodeo Parade and the beginning of Farmer's Market. I went to a memorial yesterday. We lost a friend whom we all valued deeply; he was a phychologist and a jokester and he will me missed by so many. I lost my sister to cancer over 12 years ago and she was taken too soon also. You could just feel it...the powerlessness that cancer leaves behind no matter how hard we try to fight it. Now...we don't have to die of cancer; watch this! Cancer is not fate but a consequence of modern man. I am proud to be a part of the solution and you can too.

As of today, there have been 578 residential sales in Clovis, not including any FSBO's. Currently there are 581 active residential listings. 249 pending sales, 81 REO's and 91 short sale listings. Average selling price of 311k and 81 days on market. Homes that sold in the first 30 days on market brought almost 99% of list price. Stats are from Fresno MLS and are not guaranteed. Well it's Clovis Rodeo time. Today through Sunday. Parade through Old Town on Saturday. Fun for all. This is the 94th Annual Rodeo. Clovis will be filled with lots of people, hopefully spending money big-time. With the budget crunch, we could use all the money we can get. Have fun, drink responsibly, and most of all enjoy the rodeo and activities. While you're here, buy some real estate too ! The prices and inventory haven't been this good in a long time.

Clovis, California is experiencing much the same market so many other communities are. Too many homes for too few buyers. So far this year there have been about 210 homes sold with an average price of 324,00. We are averaging about 90 days on the market which really isn't too bad considering. At the moment we have about 680 residential listings not including the various new home developments. We have about 12 properties below 100k including mobiles and condos. There are about 20 properties at 1 million and up topping out at 3,200,000. Our city, which is adjacent to Fresno, Ca offers a small town feel, with big city amenities.
