The p-trap is an integral part of your plumbing system, it serves an important function and needs to be in place. Any plumbing drain in your home or office will have this, anything that drains into the sewer line. The shape of the p-trap creates a pocket of water that prevents the sewer gases from entering you home.   It is true for all drains; sinks, toilets, washing machines, and tubs all have a trap.   I See The Hanging Light, But What About All That Rotted Wood?     Proper lighting around the exterior of an apartment or home is very important. I got a call to take a look at the lighting near the garbage dumpster of an apartment community; the light was falling off. In looking at an exterior light that was coming down near a garbage dumpster, I couldn’t help but notice that the wood was severely rotted. The rot had been going on for quite some time with no repairs made to correct the problem. Sure I could probably get the light to function correctly but the dry rotted wood should also be addressed. Clearly there have been at least two large pieces that have come down with a few more that were unsafe.   Sure I’ll Repair Your Citrus Heights Fence; Where Is It?     As a general contractor in the Sacramento, CA area, I get calls for the repair and replacement of wood fencing. On a recent home visit, I had difficulty even see where the existing fence was located. The wood fence is buried deep within the overgrown landscaping of this backyard. Impossible?   Will Your Stairs Pass a Building Inspection?     I don’t know why it is, but it seems that many of the stairs in the Sacramento apartment communities do not meet the current building code. What really gets me is that many of the building code violations were a part of the original construction. By that, I mean that the stairs never did meet the building code. Take these stairs for example; these are the original stairs at an apartment in Sacramento, CA. The concrete is not new, it was poured way back when the community was built.
