The Oak Ridge Community sits just west of Peyton off Valle Vista. Homeowners love the Oak Ridge Elementary School due to its high academic standards. It is ranked as one of the top elementary schools in Chino Hills. Located at 15452 Valle Vista Drive. It operates on a traditional school schedule and serves 794 students grades Kindergarten through Sixth. As of the 2007 School Accountability Report, all 34 of Oak Ridge Elementary's teachers were fully credentialed. The Academic Performance Index (API) is an annual scoring of academic performance and progress. Scores range from 200-1000 with a statewide target of 500. Oak Ridge Elementary's score for the school 2006-2007 school year was 922! This means that Oak Ridge ranked #10 in the entire state of California!

Most landlord wants to move renter into the house as soon as possible and the most they are willing to wait is about a month.Therefore, the best time to start looking is about a month prior to your actual moving date. For example, if your current lease is due on April 30th, you might like to start your search around April 1st.

After receiving the move out notice from the tenant, when is the best time to put the house on the market for rent again?Since nowadays renters have a lot of properties to choose from, the most important thing is to make sure the house shows well.If the house does not show well, it is best to wait until the tenant move out so you can to get the house in rent ready condition.If the house shows very well, it is best to start the showing right away (with tenant's consent and cooperation) so the new tenant can move in immediately after the old one moves out.

After long anticipation, The Shoppes At Chino Hills is finally going to open in May 2008. Located at the intersection of Grand and Peyton, we are going to see Banana Republic, Victoria's Secret and Ann Taylor Loft & other retail stores in this open air 50-acre retail development. Some of my favorite restaurants such as California Pizza Kitchen, P.F. Chang's, Yard House Bar & Grill will be there too! It is such a good thing to see all those wonderful stores coming to Chino Hills!

Since we are seeing 3 times more houses for rent this time of the year than last year, renters enjoy a greater selection of houses to choose from. Why are there so many houses for rent this year? Mainly there are 2 factors:1. A lot of sellers who can not get the house sold end up renting it instead.2. A lot of renters who sold their houses for profit few years ago went back and purchased a new home in today's down market. And it contributes to the extra rental vacancies and reduce number of high quality renters.In order to get the houses rented, savvy landlords need to prepare their properties in top shape to compete against huge selection of available rentals out there. It will also be beneficial to reduce the rent to entice for more quality applications.

Last month, only 28 out of 375 houses (7%) went into escrow in Chino Hills. Every house is listed by an agent who is trying to make a living by getting the house sold. The number shows how competitive the market is and how difficult it is to get a house sold in today's market. If only 7% of the listings are sold per month by full time professionals, what are the odds of a private owner selling his house by himself at his spare time? Historically, most sellers end up hiring an agent 3 weeks after the initial attempts.

The Office of Federal Housing Enterprise Oversight (OFHEO) today announced it has temporarily increased limits on conforming loans offered by government-sponsored enterprises, Fannie Mae and Freddie Mac, from $417,000 to $729,750 in Los Angeles County and to $500,000 in San Bernardino and Riverside County for loans originated between July 1, 2008 and Dec. 31, 2008.The increased limit is the Fed’s economic stimulus package approved earlier this year to allow troubled borrowers to refinance out of sub-prime loans and make it easier for many new buyers to qualify for mortgages in high-cost areas.
