Century City, CA. Condominium Market Report for April 2010. Although you are used to my reports within a few days after the month ends, I am sorry to have this report delayed for many reasons. One happens to be I had such a busy month. Now with that said let us look at the numbers. There were 251 Active Condominium Listings. This part of the West Side of Los Angeles is such a desired area, it is seconds from Beverly Hills as well as only six to nine miles to the Ocean in Santa Monica, hence the activity remains strong and the values remain steady. Nine condominiums were in Escrow waiting to remove their contingencies and 18 Condominiums have already removed all their contingencies and are waiting for their loans to fund and close Escrow. Here we are the Century City, CA Condominium Market Report a bit late, nevertheless still interesting. I find it always interesting when you talk to people who like to generalize how the real estate market is, based on their feelings, emotions or what they have heard in  The Active listings have decreased by about five from last month. In the big picture that is negligible when you see that there are currently 309 Condominiums on the Market.  The ones that are in Escrow and have not removed their contingencies are identical to the month before. There are 34 accepting Backup Offers.  Now what I find very telling is there has been a huge increase in the Pending. These are the ones that the buyers have removed all their contingencies and are waiting to close Escrow. These will be September...

Century City, CA. Market Report for July 2009. Well here we are and another month just flew by. I have been quite busy and productive, hence the delay of my monthly market report.   Since the beginning of 2009 you have read my reports and I have been showing the numbers and you could see that the Real Estate Market has been improving month over month in Century City, CA. The volume of sales has been quietly increasing from the previous month as well as year. Here we are the month of May just flown by for me. Even though there were thirty one days in the month I could have used a few extra. The activity has picked up not just for other Realtors, but for me as well. I have been fielding calls, showing properties, and writing offers and found my self in multiple offer situations more then five times this month. I am confident, based on my activities that the numbers will be better compared to the previous month.  Now let us look at the actual Condominium Activities for the month of May in Century City, CA.  As of 5/31/2009 there were 315 Condominiums on the Market within a broad range of prices. Century City, CA Market Report for April, 2009   Here we are and the numbers are in for the month of April. Century City, CA has boasted of an improvement month after month in the sales activity, since the beginning of the year. So I am optimistic, but at the same time realistic about the current state of the real estate market, hence I am just as anxious as you to see how it turned out.  Well here we are April 1, 2009. The month of March 2009, data is now available. This is not an April Fools joke, these are the actual figures.  Before I will give you the figures, for your convenience I am enclosing a link to the February Market Report so you can compare it easier to the current numbers. Here we are February is in the history books. It went by so fast. OK in all fairness it is two to three days shorter then the rest of the months.  I have been monitoring the Century City Condominium Sales activity for quite some time, but I chose not to publish it previously. I have been receiving requests from buyers and sellers to give these statistics. Here is a New Year, a new President, so here we go this is my first Market Report for Century City/ Westwood Condominiums. This will be a monthly report with a year end summary. Instead of just giving a snap shot of the Market I would like to frame the current Activity in relationship to the past two year.  For the month of January 2007 there were 44 Condominiums that sold in Century City/Westwood area. As I was reading today's LA Times (business section  dated December 18,2008) I was just amazed at the brilliant move of Real Estate developer Michael Rosenfeld.  The RE Market is in a downturn and more then likely at the bottom, he in turn is Planning to demolish the Century Plaza Hotel and develop in it's  place two 50-story towers, with a pedestrian- friendly area.  The Design he envisions, has rows of trees, pedestrian walkways which would connect the new housing and an expanded Century City shopping center. August 23rd Century City Hospital closed. People were transferred out. I read that people were not paid for the last several weeks. 2070 Century Park East Century City Doctors Hospital was a 176 bed hospital that was  like a five star hotel. Backruptcy closure ended it's three year old start.
