Sublease  A sublease trnasfers possession of a leased property to a new person called the sublessee. The original tenant, who is now the sublessor, is still primarily liable for paying the rent to the owner. The sublessee is only liable to the sublessor. THis type of lease is called a sandwich lease. For example : Dave leases a two-bedroom apartment at $1,000.00 per month on a two year lease from Adam. He lives there for six months until he is transferred to another part of the country. Hehas exactly 18 months left on the lease before  it expires. Dave knows the transfer is temporary and wants to return to his apartment at some time in the future. Judgments A judgement is the final determination of the rights of parties in a lawsuit by the court. A judgement does not automatically create a lien. A summary of the court decision known as an abstract of judgment, must be recorded with the county recorder. When the abstract of judgment is recorded, it is a general lien on all non-exempt property owned or acquired by the judgment debtor for exactly 10 years, in the county in which the abstract is filed.
