The sellers and I went around and around on the sales price of a certain home in Carmichael. I comped the home and gave them a price based on the square footage they provided to me, but I also let them know that the home would not appraise unless the actual square footage of that home matched the square footage in the public records. We had a variance. A discrepancy.After much discussion, we settled on a number we both agreed upon, and sure enough we sold it that weekend for a small amount over list price. If it didn't appraise for that exact number, the seller was not overly concerned. But he was not mentally prepared for an appraisal to come in with the twist we received, even though we had already started the process to straighten out his square footage issue. We just sold out latest flip project! Here are the before and after pictures of 2800 Panay Ct, Carmichael, Ca. 95608. This was our most extensive flip project so far. The renovations took six weeks and include a completely new kitchen, new bathrooms, new flooring throughout the entire home, paint inside and out, and a new electrical panel. Just about every part of the home was touched. We initially decided to list the home at $410,000 to test the market. After one week we reduced the price to $405,000 and quickly received an offer. We ultimately sold the home for $400,000 which is what we felt was the fair market value from the beginning. All hell broke loose this morning when I booted up my computer. My hopes for a quiet Friday took a different turn and instead I received yet another no-advance-notice lowball offer (why-oh-why don't they call first and save the headache?), followed by a crazy demand on an another AS IS sale by what appears to be a buyer on the loose who apparently doesn't listen to his agent or gets wrong advice (take your pick), both topped off by silence from a lender who was supposed to deliver loan docs yesterday to escrow and seems to have fallen off the face of the earth.But like with most things, there is balance in Sacramento real estate or we'd all go completely nuts. Our third flip property is more than halfway through the renovation stage and should be ready to list in 1-2 weeks! This great property is located in Carmichael, Ca. Our ability to close quickly is was set us apart. This allowed us to purchase the home at a fair price. The Last Thing I Heard Was, “The Floor Had Been Fixed Before”.       These are not the most comforting words to hear when there is a need for me to fix a problem. The flooring was soft in the bathroom and needed attention. I was told that it had been repaired before, not too long ago. I thought to myself, if it were fixed why is it bad again? So the source of the problem was never corrected, the damaged material was replaced. Of course that is a whole new subject matter that is not done right either. The framing that was added to the floor was random, loose, and in no way professionally done. It was not covered with plywood but a water absorbing sheet of particle board. It swelled like a sponge. All of this needs to be done right AND the water leak that was never addressed, corrected!   02/20/2015

A cruise down Fair Oaks Blvd in Carmichael CA has always been a good time to day dream.  There are some pretty ugly billboards, uninspiring block buildings, funky furniture ads, and really not much to look at. I remember it has been voted the ugliest stretch of road in the area recently. Really makes you want to live there right? But big changes are coming.  And I'm excited. A Public Park with Room to Roam in Carmichael, CA     I can remember growing up and my parents taking the family to the park and how much fun that was. It wasn’t just a patch of grass with a few trees stuck in the acres of residential homes that we see in the newer communities in the Sacramento area. No, these parks seem to go on for miles. Maybe that was my perception but many did not has a home in sight. Sacramento does have its share of large functional parks for us to enjoy in many of the established communities.     Your Carmichael Shower Needs a New Enclosure     I get to see a lot of damaged tub and showers in the Carmichael area of Sacramento. Homes and apartments both have a need for the repair and replacement of shower walls. This an be a fairly easy repair if the damages have not extended too far into the wall. Long periods of neglect can allow water damage and dry rot to take place inside the wall and floor. It is best the address the problem right away.   What Water Heater?     There are some safety issues that we need to keep in mind when it comes to water heaters. One of those important safety requirements is the free flow of air around the unit. In order to function correctly space needs to be kept open. While talking about something else in this home, it was mentioned that the water heater still needs a pan under the unit. It can be done easily when the unit is temporarily moved. I didn't realize it was in the room we were standing in at the time.     09/14/2014
