I've Joined a New Brokerage The changes have been made with the State of California and CRMLS, the official paperwork was completed and approved, and I'm about finished with the on-boarding process at a new brokerage, eXp Realty of California, after 9 years this month with Solutions Real Estate in Carlsbad. But it’s not quite what you think. I started with the Solutions Real Estate Carlsbad Office in January 2011, not many months after the company opened that office (there were several other offices at the time in Arizona where the company was founded).  Because the one founder still with SRE has moved with his team to eXp, the company will be closed in the next couple of months. After discussion with Brent, and some other people I know, and a bit of research and soul-searching, I decid...

Winter in Carlsbad is Tough to Take  We have our own version of winter here in Carlsbad in Southern California, and it's tough to take...note the sarcasm! The Bird of Paradise are blooming all over, along with other flowers that keep the hummingbirds happy, and the grass and vegetation are pretty green given the rain we had in November and December (after months of no rain and the drought). The produce at the farmers' markets has been wonderful! It's been cold at night - hitting the low 40s and even the high 30s - but warming into the 50s or even the low 60s during the day. And we can see snow on the distant mountains. It was nice to not have to turn on the heat til late November! Those of you in the colder areas of the US are no doubt snickering when we complain about the cold here in S...

Carlsbad Sellers’ Closing Costs in a Real Estate Transaction Homeowners who are planning to sell are naturally interested in what they can sell their homes for. It’s probably the number 1 question sellers want answered.  Hopefully you have hired a great Realtor to help you determine the value and get your home prepared for the market, then listed and sold. But before you start counting those dollars, you do not want to forget about the closing costs that will impact your net proceeds. Remember when you bought the home and had to pay those closing costs?  While they differ, there are closing costs for sellers, too. We will discuss these fees if we work together, but any respectable listing agent should provide you with some projected costs when you are getting started so you have an idea...

Free Rides for 2020 New Year’s Eve in San DiegoDecember 31, 2019 New Year’s Eve is about here, which means lots of celebrations tomorrow night, and of course for many some alcohol…and in some cases probably too many adult beverages. Driving is not a safe thing to be doing when you have been drinking!! If you are going out to celebrate New Year’s Eve be sure to have a designated (non-drinking) driver, or take an Uber or Lyft (or other car service) so there are no problems with drinking and driving. You can bet, as they always do, that police will be out looking for DUIs and will perhaps have checkpoints set up around the county. Other options are the FREE rides, beginning at 6 pm, on the San Diego Metropolitan Transit System (MTS) trolleys and most busses. Or use the free rides on the No...

Carlsbad Buyers – How's Your 2020 Vision? This is not about your eyesight in the home-buying process. Not that good eyesight isn’t nice to have, and helpful when looking at houses, perusing listings online, and reading through all the paperwork once you are in a transaction. This is about having a vision for your home purchase in 2020, if buying a house is your intent. Going about your purchase without a plan, and a vision of what you hope to have, is pretty foolish and likely to lead to frustrations and wasted time, not to mention possible failure. And it might be an indicator you are not yet really serious…and buying a house costing hundreds of thousands of dollars IS serious business. 2020 is about here and if your plan is to buy a new home, it’s not too soon to get started. Be sure ...
