Is it Fixable? Or Changeable? When buying a Carlsbad home most, if not all, buyers will have compromises to make, unless they have very deep pockets or are building their own home. The reason? What they want, and what is affordable, or available, can be very different. And the current market of limited inventory means fewer homes will fit some of the criteria. Read: Carlsbad Housing Market Report for May 2020 The longer the list of wants and needs, the more challenging the search will be since few, if any, properties will meet all criteria. A critical step for buyers in the home search and purchase process is to have a well defined list of needs (watch the short video below) and to understand why those needs are important, so the focus can be on properties that meet the requirements, or...

Carlsbad Art Wall June 2020 - Congrats Class of 2020  Like thousands of other seniors around the country (and others graduating from kindergarten, elementary and middle schools, colleges and universities) the last 3+ months of the school year have certainly been unique. As a way to honor the Class of 2020, Bryan Snyder, founder of the #CarlsbadArtWall on the east-facing wall of Senor Grubby's Mexican Restaurant in Carlsbad Village created this celebratory wall mural, completed on June 9. Snyder was assisted by Krista Oliver King and Kelly Foulk, art teachers from Carlsbad Senior High School, and art teachers from Carlsbad's Sage Creek High School - Sierra Therese, Megan Herrick and Cathryn Burroughs - among other visiting teachers and community volunteers. What a wonderful, collaborativ...

Why Did the Chicken...? Bet you thought I was going to ask the proverbial...why did the chicken cross the road?! No doubt you've heard more than one answer to that question! In this case the chicken seemed to have no intentions of crossing the road (good thing, it's a busy one), but was more curious about what we were doing there.  After running some errands in the Village the other day we drove along the beach and took Tamarack Avenue home so we could stop at a small farm stand in a residential area near the beach. We've been by numerous times but have never stopped. The road is rather busy and the only parking is along the road. The farm stand operates on an honor system, although they let you know you are on camera! It's fairly modest, but there was a wide selection of fruits and veg...

Wordless Wednesday: How NOT to Stage a Garage  I showed a nicely staged home in Carlsbad a couple of years ago, and not an inexpensive one! The 2-story 3000 SF interior was filled with light and was nicely maintained, and the buyer had a number of positive comments...until we walked into the 3-car garage. Too bad the sellers didn't spend a bit of money for storage so you could actually see this garage. There was not even space to walk in more than a few feet. No doubt Kathy Streib will have some thoughts on this. All we could say was...WOW!

Wordless Wednesday: Words of Hope Hope Elementary School in the Carlsbad School District is close to my house and we often walk by.  School is coming to an end for Carlsbad students on June 11th and signs have started appearing in the front of the school to thank the teachers, etc. I thought the play on words of some of the signage, given the school name, was cool.  And this little poem a la Dr. Seuss was clever - a sign of the times!!  Nice to see some words of Hope these days!

7 Issues to Consider for Choosing a Gated Community in Carlsbad Carlsbad home buyers are sometimes interested in buying a home in one of our gated communities. But unless you know a specific community you specifically want to live in, the question is…how do I choose the gated community that’s right for me?  Carlsbad has a number of gated communities and there are some important issues to consider in order to decide which one is right for you. If living in a gated community is important to you, choosing the right neighborhood is similar to deciding which house to buy – it’s another set of parameters to consider and evaluate. As a prudent buyer you should consider your specific housing needs, and budget, among other factors, before you get started as part of you decision making. Here are ...

The Jacarandas are in Full Bloom in Carlsbad  The purple Jacarandas, native to South America but planted widely in sub-tropical and tropical areas, may be one of my favorite blooming trees. I call it purple but I suppose it could be indigo. In any case, they are in full bloom, and the Aviara area of South Carlsbad seems to be particularly blessed with them. The Plaza Real Shopping Center has several dozen of them, and while they are rather messy (you don't want to park your car under one if you can help it), the color is quite striking on a sunny day against the blue sky.  I was showing a couple of ocean-view homes in a beautiful gated community in Aviara today, and driving along Batiquitos Drive (and along the Batiquitos Lagoon where there is a wonderful 6-mile walking trail) to and fr...

Carlsbad Art in the Village 2020 will be August 23rd The 22nd Annual Art in the Village Fair for 2020 was scheduled for June 28th, earlier in the summer than in the past, but has now been moved to August 23rd, given the pandemic and current restrictions. This popular annual art fair is being sponsored by the Carlsbad Village Association, and will take place in downtown Carlsbad Village along State Street and Grand Avenue as it always does. The event is FREE and runs from 9 am until 5 pm. Carlsbad is well known for its 1-day fairs (there are several each year…this year being an exception), and whether you are an art lover, or not, this fun for a summer Sunday, whether you just browse OR buy!!   The 2020 Art in the Village Fair will feature works of art from around 110 local and regional ...

3-Bedroom Homes for Sale in CarlsbadApril 25, 2020 Market Update Many Carlsbad home buyers are searching for 3-bedroom detached single family homes when it’s time to buy a new home, or the first one.  Some Carlsbad buyers are first time home buyers, some are moving up, while others are down-sizing. A 3-bedroom single family home might specifically meet desired lifestyle and budgetary needs for both. Some buyers are looking for a Carlsbad beach home, near or on the ocean, and are willing to settle for a 3-bedroom home when options are limited due to either inventory or budget.  Interested in a second home? Read 10 essential things to consider when buying a second home The inventory of single family detached homes has increased in Carlsbad since the end of December, but remains competitiv...

Throwback Thursday:Soon to be a Throwback but When?  The Encina Power Station along the Coast Road in Carlsbad (viewed from above the Carlsbad Flower Fields), about 1.5 miles south of the Village, is soon to be a throwback. Whether you like it or not - and opinions are mixed - the plant is due to be torn down very soon (I have seen a variety of dates but some of the demolition was due to start in December 2019 with completion sometime in 2021). The power plant tower is visible for many miles up and down the coast, and from many points inland, and while one might not like this iconic structure (the plant was built in 1954, the chimney added in the late 1970s), it will certainly be a different landscape in Carlsbad when it's gone. Here's another view, in some of our coastal fog...affectio...

4-Bedroom Homes for Sale in CarlsbadApril 23, 2020 Update Carlsbad home buyers sometimes desire more space than a 3-bedroom single family detached home offers, perhaps due to an expanding household or multigenerational living. Maybe a family member needs a home office, or additional guest living space might be desirable.  Our supply of single family detached homes continues to be limited in Carlsbad compared to demand, although inventory has increased since the beginning of 2020.  Take a look at the most recent market report for Carlsbad at March 2020 Carlsbad Real Estate Market Report for updates on the Carlsbad housing market.  As of this report we only have 1.6 months of inventory of single family detached homes with 4-bedrooms, based on the rate of sales over the last 3 months, a ma...

Wordless Wednesday: Pink Roses I always enjoy the flowers where I live, especially when out walking in our neighborhood or when out showing property.   Right now having the shelter-in-place means a walk, and the flowers are even more meaningful. And with the gorgeous weather we are experiencing right now - mid 70s, bright sun, blue sky - things are even better. We have some neighbors that have particularly beautiful gardens and no matter what time of year there is beauty to behold. And we did on our walk yesterday - they are sort of a lavender pink! Roses bloom here for many months, unlike what we enjoyed in New England, and I never tire of them, especially when some people can grow such beautiful ones!

Single Story Homes for Sale in Carlsbad Market Update as of April 19, 2020 Plenty of Carlsbad home buyers prefer to buy a single story detached home versus a 2-story if they can. While some Carlsbad home buyers simply prefer a single floor layout, there are those with a specific preference for no stairs, sometimes due to a medical need. The overall Carlsbad inventory has improved since the beginning of the year but remains limited. Buyers have options, almost all resales, if a detached single story home is desired - there is 1 new construction home available, along with a home in Robertson Ranch built in 2018.  Single story detached homes, especially newly built homes, are harder to find in Carlsbad; some planned communities do not even build them because of added construction costs and...

Your Mask and Your Verbal Communication Wearing a mask may be one of the more common elements of today’s dress code when out and about in public. It was odd to see them at first, but they are so common these days that the people who stand out are those who aren’t wearing them!  And the variety is pretty impressive! Too bad they hide our smiles!! In my area certain business employees are required to wear them – grocery stores, pharmacies, gas stations, public transportation, ride shares, banks, restaurants open for carry-out, to name a few.  While masks are not mandated for residents by our San Diego County Public Health Order, they are strongly recommended whenever you are out and about, and many now wear them. We also see signs that masks are required to enter various businesses (e.g.,...
