You gotta love the rays of light!   I love to see the sunlight shining through the clouds in the evening when the rays of light come through. It is a thing of beauty.       I came across something very interesting and extremely dangerous in an apartment yesterday. Are you kidding me?   I have never seen such an attempt to repair a light switch, and I would not recommend doing such a repair as this one. Electricity is not something to be taken lightly, hire a qualified professional to make any improvements or repairs. 04/15/2014

    If it were wrong in the first place, let's fix it the next time.     It is much easier to make a repair and make the same mistake the second time. If something needs to be repaired why not fix the original problem when the opportunity is there. I saw this pier block that was originally set in the wrong place, it is not centered on the post. The wood block has been replaced, though cracked already, but the block is still not right. It would not take that much more effort to remove and replace the block setting it in the right location.     04/07/2014

    I opened the attic access and there was a warm air coming down.   With the cost of energy increasing during the winter months, it’s important to have a ventilation system that is functioning at its best. Any ducts that are blocked or separated can be a real cost to the owners or tenants. That’s what I came across today. When I climbed the ladder and opened the access cover there was a warm flow of air coming right at me. This was strange considering it was winter and the unit had the heater on; I would have thought that it would have been warmer inside the unit rather than up in the attic space. Once I got up in the attic and turned on my flashlight, the mystery was solved. The duct to the bathroom was separated and blowing the hot air right toward the access opening.   As a contractor I have had the opportunity to look at my share of homes that buyers have considered purchasing. This usually happens when things are whittled down to a choice few and the buyers just want to get a general sense on the condition of the building. The hidden values that I have found for them is usually in the form of an unrequired improvement. For example, an extra strength sink disposal, or the use of construction adhesive that was not required by code but done anyway.   Calls For Wind Damaged Fencing Repair in Cameron Park     It wasn’t hurricane force winds that we got in Cameron Park yesterday, but we sure got a bunch of calls to look at fencing damaged by the winds. Strong steady winds in areas that are usually calm can create a mess.   “Make sure we get everything wrapped up before we texture.”   These are always the words that must be restated before texturing walls and ceilings with a hopper. I love trying to match the existing texture so that the repairs cannot be detected. It’s an art that takes time and willingness to pull it off. The actual texturing of the walls and ceilings doesn’t take long at all; it’s the prep work that is time consuming. Everything the is not cover will get texture on it in some fashion, so great care must be taken to insure that nothing but the surfaces  in need of texture gets it. Things may be all wrapped up like a Christmas present when ready, but the time spent in getting ready is more than saved in clean-up. Take the time the cover everything and the whole job gets a lot easier.     11/13/2013

  Deer On The Runway At Cameron Park Airport – Photo     So I’m driving down Alhambra Drive along the Cameron Park Airport and I look to my left and see a deer on the runway. I’ve never seen that before; the airport doesn’t get a lot of traffic so it probably won’t be a problem. As I look up the runway a small plane is coming down the runway as it lands.   It may be cooler outside these days, but the attic is still pretty warm.   We all know that heat rises, so the space above your home is warmer than your home. While the temperatures have been cooler outside, the temperatures can still be pretty warm to be working in the attic for several hours. I had that opportunity today. I may have sweat off several pounds today alone, but I don’t think this is something that I’d recommend doing on a regular basis. I was there because I had to find some leaks that were causing water damage in the apartment below. While I was up there, I took the time to get the wet insulation out.   I do try to dress appropriately, with safety in mind. The heat can be a problem, so I make sure that I get plenty of fluids.   As Promised, The Rains Came to the Sierra Foothills of El Dorado County.   The forecast was for rain early this morning, and that is exactly what we got. At times it was pretty heavy; something that we haven’t seen in many months. I was driving up the hill this afternoon, leaving Sacramento, and it looked like we were still in for some more rain.     09/21/2013

  Sometimes You Just Have To Get Face To Face.   I was hit with an emergency call after a water heater burst in an upstairs unit recently; the water had run for several hours and caused extensive damage. While there was damage to the upstairs unit, it was nothing in comparison to the unit below. A lot of work needed to be done right away to attack the situation. Of course this would take place over the next several days before completed. The wet sheetrock and insulation needed to be removed, fans and dehumidifiers run, and this was just the first day. These emergency repairs can be very frustrating for the tenant and management, so communication is very important at every step.
