After years of working short sales and foreclosures in the previously distressed Sacramento real estate market, it is such a pleasure to see our local economy turning around and the real estate market rebound. This has been happening for the last 3 years, and it's such a relief to work in a market that is comprised mostly of homeowners with equity and goregous, jaw-dropping beautiful homes. You appreciate this so much more when you've had to stomp over dead bodies in the living room and crawl through the mud and muck just to find the front door kicked in. There is little more enjoyable than selling a pool home in Cameron Park with all the updates buyers want today, except perhaps being a buyer who is on the hunt for such a pool home in Cameron Park. You can check out the photos and read ...

"My Mechanic is in Cameron Park, CA”   My day started with a final coat of paint over in Rancho Cordova, before heading out to Rocklin, CA I had a request to fix an exterior lighting issue in Carmichael, CA. This was all before noon but things were going well, until now. As I start the truck and turned the wheel to get out of my parking spot, I heard something under the hood and I lost a lot of fluid very quickly. I'm no mechanic but I had a general idea of the problem and it wasn't something I could fix. I called my AAA Emergency Road Service, I have the extended tow range so I know where it will be going. I told the driver I needed to get it to my wizard mechanic. And added, “My Mechanic is in Cameron Park, CA”. So I had the truck towed to S&D Automotive in Cameron Park, it is located...

Another Tub/Shower Kit Installed in Cameron Park, CA   I am not talking about some custom bathroom with fancy materials, just your basic Fiberglass Tub/Shower Kit. This particular Apartment Community uses the three wall system with fitted tub. It is relatively inexpensive and the model produced today is virtually identical to the unit being replaced that was installed 25+ years ago. The benefit of installing the same model tub/shower is that none of the plumbing needs to be moved to a new location to fit. This can really save time, and helps when getting these units “turned”. This really helped today, we were really up against the clock! I got a call yesterday afternoon from the manager to replace this tub/shower kit, the move-in was today. We were able to get a delivery early this mo...

I’m Not Sure How This Cracked Tub Was Missed,But the Move-In Is Tomorrow     “Do you replace bathtubs?” That was the call I received yesterday afternoon. I do all sorts of construction repairs, including tub and shower replacements. I got over to the job site to see what was involved. Apparently no one saw that the tub had a large crack in it until right before the scheduled move-in – Today! I had to inform them that it would not be done today, but that I would get on it right away. So I called in for an early morning delivery of a tub/shower kit to match the existing, and started getting the old one out. This morning I am ready for that delivery and should have things closed up by the end of the day. I will have to come back to finish and paint the walls before it is done. I can only ...

My Fascia Boards Are Rotted, I Need A Contractor     Most homeowners do not even know what a fascia board is, most hear about it for the first time when it comes up on an inspection or pest report. Often times this is a difficult board to replace; it is usually up high and needs to be done from a ladder and the nailing requires a lot of time to remove and replace. If you are in need of replacing your fascia board, I would strongly suggest having it professionally done by a contractor.

Out of sight, out of mind!       I sometimes have to point out dry rot damage to the owners that they have missed in their search for water damage. A common area is they siding above the roof. Though it is pretty apparent if you know what to look for, it can be overlooked. A contractor may be able to help you spot those problem areas.   Tromler Construction – Dry Rot and Water Damage Repairs in Cameron Park

If Your Retaining Wall Isn’t Retaining Dirt, You May Have a Problem     The idea of a retaining wall is usually to hold back soil. It may be keeping soil from coming toward your home, the wall can be used to hold the ground away from your fence, and sometimes a retaining wall can help to keep soil from eroding away from under the foundation.   We see this sort of construction up in the foothills of the Sierras when the properties are located on rolling hills. The soil may have been cut back for a driveway or the foundation of the building; when this is done the fresh earth is very likely to wash away during a storm. Putting in a retaining wall holds that soil in place.   What if the constructed retaining wall fails? They don’t last forever, so the need to repair or replace them is i...
